Dear City of Miami Commissioners,
The Board of the Buena Vista Historic Neighborhood Association stands with our neighbors in opposing
changes to the properties located at 428, 430, 448, & 454 NE 38 Street and 433, 441, and 457 NE 37 Street requesting to
change the Future Land Use designation from Medium Density Multifamily Residential to Restricted Commercial and a
Rezoning request to change the Zoning designation from T5-R to T6-8-0.
Permitting this up zone and land use change would punish all homeowners in this two -block neighborhood, with no
tangible benefits in return. The neighborhood has already been impacted by the construction of several large
apartment/condo buildings at the edge of the lntercoastal and next to the renovated City of Miami park. Traffic exiting
at Biscayne boulevard on the westbound side of 112 has gotten steadily worse over the years and is frequently backed
up onto the highway and up the bridge, requiring at least four traffic cycles to get through the light. A modification to
the intersection was attempted several years ago and failed to reduce the impact, so the traffic pattern was returned to its
current state.
if you permit this up zone, you are ignoring the recommendations of your own planning department as well as
ignoring the people who live in the affected areas, from Magnolia Park and Bay Point to the collective Buena Vista
neighborhoods to Moiningside and other Upper East side neighborhoods. We are the ones affected by developers who
want to maximize their profits while we hold the bag, sit at traffic lights and in heavy traffic, and deal with the lack of a
holistic infrastructure plan while Biscayne Boulevard is and has been rated terribly for traffic for years. We have seen an
increase in speeding, traffic, accidents, and a lack of courtesy for residents. These two streets represent the only exit
point from 112 as well as serving for entry and exits for existing homes and businesses and cannot support an increase
in density as there is nowhere else for traffic to flow.
We bear the burden for your collective decisions. Please deny this request. It's too much in an area with limited
access as it exists and increasing the commercial footprint will only make it worse.
