Juan is an urban planner and architectural designer with 20 years of experience. As
founder and principal of PlusUrbia Design, he has completed numerous corridor, land
use, complete streets, transit oriented development, planning, zoning code and revenue
creation projects around the world. Mullerat's work has been honored with national,
statewide and regional planning awards. Plusurbia work on the Miami -Dade County
SMART Plan corridors has focused on land use that could generate TIF funds for rapid
transit and improvements. Mullerat's expertise includes evaluating land use and zoning
revenue to fund and maintain major mobility improvements. He is a regular speaker at
national and international conferences and symposiums where he presents on the topics
of healthy, resilient and equitable city planning.

HART TOD PILOT PROJECT
Hillsborough County, FL 14 mile Corridor
Creation of a form -based code template for
the TOD areas along corridors in the metropol-
itan region of Tampa. This will seek to upgrade
densities, mixed -use, the quality of frontages,
and the public realm in the stations' pedestrian
sheds.

LITTLE HAVANA REVITALIZATION

In partnership with the National Trust
for Historic Preservation, plan efforts
worked to preserve the authenticity of
Little Havana and provide new policy
recommendations that incentivize
preservation, adaptive re -use and urban
infill.
