It has been great to see Edgewater develope into the new neighborhood it has become. However I am AGAINST the approval of a GAMBLING CASINO in Edgewater. This monstrosity will over power the neighborhood and the up and coming feel on our neighborhood. I believe this approval should be stopped, just the same way placing a WALMART in Midtown was stopped. This sort of GIANT Aircraft carrier sized development which is out of character and contributes very little to the good and welfare of our new Edgewater (except for adding to the City of Miami Tax Base) should be stopped or severely restricted in size and use, as it is currently set to land in Edgewater. Everyone who commissioned for it doesn't live here and won't be affected by it. Do not approve the casino settlement until the plans are made public. Please. As a resident of Spring Garden neighborhood, i don't agree with this agenda. It will generate more traffic to this zone. We love the quietness and beauty of our neighborhood. Please do not build this high rise next to us. Thank you for your consideration. I would like it noted that it is important that you not approve the casino settlement until the plans are made public. You should defer this vote until the plans of what will be built is presented is shared not only with the board but also with the community. As a longtime resident of Edgewater, I can tell you that this facility is not something our neighborhood wants, and it is definitely not something our overcrowded, overburdened neighborhood needs. The residents here feel strongly that building a casino in our neighborhood is a bad idea and that the zoning requirement should not be lifted. The casino should be subject to the existing permitting process that includes community input so we can at minimum have our voices heard about a project that directly affects our neighborhood. Dear Board Members: As a resident of Edgewater, I urge you to please resist changing the zoning code on this property. This would set a dangerous precedent, weakening the city's zoning process, not only for the current proposed project, but for future projects as well. This type of project should be required to go through the special permitting process, as stipulated in the current code, and for the community to provide input. Anyways it seems like the plan will be approved so please in return build a street that can help with traffic and congestion. Much appreciated I am writing as a new resident of the Edgewater neighborhood in Miami, in firm opposition to the establishment of a casino(s) in our neighborhood. I moved here from New York City, and particularly chose the Edgewater neighborhood due to quality of life and location. I believe that bringing any casinos to this neighborhood would drastically decrease the quality of life in this neighborhood, by increasing congestion, traffic, crime and noise. Studies have shown that the impact on home values is "unambiguously negative" suggesting an average 10% decline on home values. Miami is thriving and we do not need casinos. Please continue to keep casinos out of Miami, and especially out of Edgewater. I am currently renting in this neighborhood, with plans to buy, but will not buy if this moves forward. I know I'm not alone. If this moves forward, then all plans MUST be made available for public comment. No action should be taken without the opportunity for the public to review and comment. Gambling is a disease !!! I am writing to express in the strongest terms my opposition to the approval of any gambling within the City Of Miami. Gambling has never lifted up any city in which it has been allowed. To the contrary, it has brought with it organized crime, drug use, prostitution and a generally anti -social and insalubrious atmosphere. I urge that the Planning and Zoning Appral Board recommend that the City Commission deny the ordinance in question. Thank you. I do not support this rezoning. Condos are messing up our city and the bay. These apartments seem to be perfectly fine as is. They are not an eyesore or in disrepair. They seem to be in use by families. Why do we need to demolish perfectly good buildings to replace with more high rises? The construction will likely affect the traffic on NW 7th. and add no significant value to the area. If developers wish to add more improved living opportunities I would suggest using one of the many vacant lots or derelict buildings located in every direction from this lot and homes Not to approve the casino settlement until the plans are made public and clear explanation of how casino will improve the traffic pattern and reduce it. A Casino is not in the best interest of the community only in the interest of the developer. We need more focus on Homeless Issues, cleanliness, development of Wynwood through restaurants or other ventures that help increase property values. The casino should not be approved without an official plan submitted to the Planning Board; otherwise, it will be the equivalent of signing a blank check. And we all know how that turns out. Partly because Edgewater is an an active community with lots of dogs, ducks and children penned in by chain link fences and construction sites in the shadow of intrusive luxury towers in an environmentally sensitive coastal area where 80% of the sea grass in Biscayne Bay is gone. There was a massive fish kill last year and we have to protect the environment for future generations- you can not gamble nature away. It cannot be replaced. It seems like the benefits of the Casino will mostly be reaped by the gambling establishment, it's employees and the type of businesses, tourists and individuals and traffic that they attract - pawn shops, strip clubs, "adult entertainment", parking lots and steak restaurants that enslave creative talent to working low level service positions and serve food that is unhealthy and unsustainable. Please check out Miami Waterkeeper.com and see the facts about our eco system and Biscayne Bay. https://www.miamiwaterkeeper.org Please understand that the more concrete and impervious cover that is added to coastal areas means more storm water that ends up in the Bay. Since the Casino was approved we are requesting that the approval should be please be contingent on Magic City Casino providing plans and renderings for the development and if possible they should be required to provide amenities for the community such as a pocket park or to make community space available for dance and arts events. This is a huge and disruptive development, it would be best to include sustainable building practices and require LEED certification and solutions for stormwater mitigation, but due to the current zoning, may be difficult to require. We would suggest a development similar to Sacred Space by local architect Rene Gonzalez in Edgewater. The development should preserve existing trees if possible, include native plantings and biodiversity, use renewable energy sources if possible and have lighting standards to limit excessive signage and bright intrusive all night lighting and include parking solutions and encourage bicycle and mass transit use. The Zoning Board should defer this item until the Casino presents plans of what will be built there. The Planning and Zoning board should not approve the settlement commissioners agreed to without knowing what will be built in Edgewater, an already congested residential neighborhood. This is really concerning for Edgewater and damage must be minimized. Casinos decrease our quality of life and open the door to severe problems in the community. Therefore the community needs to be part of the approval process. Casinos need to go through a special permitting process that includes community input because the community will be directly affected. In the case of a casino in Edgewater: Please do not approve the casino settlement until the plans are made public and the community has provided input. Thank you. I am respectfully asking that the board not approve the Gambling Casino in Edgewater until it's design plans have been presented to the public, specifically the community that will be affected by it. As we are residents; we are so weary of developers and others who keep adding more traffic and congestion to our neighborhood with no relief in sight. Green space is what we need.Thank you. I am a property owner in Edgewater and am very discouraged that you voted to allow gambling in my neighborhood, I am not quite sure I understand why second of all I would appreciate if you all would defer this item till we all have an idea as to what the casino plan looks like....this is just common sense. I'm NOT in favor of a casino at all in our residential neighborhood. I don't know where you got the information that there is 'a ton' of support for a casino -- obviously it was from the casino developer! Biscayne Blvd is a parking lot as it is -- the addition of a casino will only make it worse. I note that only Ken Russell, our elected representative for this neighborhood, voted 'no' for the casino -- the other commissioners, NOT accountable to Edgewater voters, all voted 'yes'. A travesty. The neighborhood is becoming a beautiful up and coming area. The LAST thing we need is a casino right in the middle of Miami!! As a resident of the Edgewater District in Miami I would like to voice our concern and opposition to a rezoning in the area that would allow a Casino to be built in our area. The detailed plans should be made public to the residents in the area before any change in zoning and approvals take effect. The residents should be able to know hat the plans for their area are and their voices be heard if they do not agree with the developments in thier residential area. Without first expanding that infrastructure yet another stressor will make the downtown area experience a constant traffic jam from the Rickenbacker to 36th Street and beyond. This is not just a local issue impacting my neighborhood...it is a City of Miami issue and should be reviewed with that in mind as well. Given that our elected officials have ignored the wishes of the voters and decided to go ahead with allowing a casino on Biscayne Boulevard, an already busy, crowded area, residents in the area will need to keep close tabs on what exactly is being built. There has already been a much publicized shooting near Edgewater, in the Design District Target, due to the traffic and congestion in the area. Chris Castro Edgewater resident Hi, I am a homeowner and resident of Spring Garden Historic District. The property in question is within 500 feet of our historic district. The proposed up -zoning of 1020 NW 7th Ave will be detrimental to our historic neighborhood. This will be another building that will hover over our neighborhood and box us in. The added amount of height, units and vehicular traffic will greatly impact our neighborhood which already has severe traffic in the morning and afternoon rush hours. Our park and garden is already reaching capacity due to increases in population and interest in our and around our historic district. In addition, traffic is so bad in our neighborhood, that the traffic study conducted lead to the development of a traffic calming plan but unfortunately their is no funding. Moreover, people are not using the Metrorail and are more likely to use services like Uber. Metro rail ridership is down by more than 35% since 2015 per the Miami Dade TPO. Lastly, parking waivers are prohibited within 500 feet of an ungated T3. We hope that you DO NOT Support this proposed up -zoning.
