Submitted into the public record for item(s) on City Clerk Real Estate Value Study • As a Real Estate Agent for 19 years, I decided to conduct a study of 186 empty lots located in the West Grove - the majority of these lots being 5,000 sq. ft. Current Code Proposed Changes Lot Size: 5,000 sq.ft Lot Size: 5,000 sq.ft 50% on 1st Floor (2,500 sq.ft) 50% on 1st Floor (2,500 sq.ft) 30% on 2nd Floor (1,500 sq.ft) Total: 2,500 sq.ft Total: 4,000 sq.ft -1,500 sq.ft Submitted into the publ'c record fpr itein(s) on vg / I9 City Clerk Real Estate Value Study 1,500 sq.ft X 186 (Empty Lots) = 279,000 sq.ft (Build; able Space Lost) e The average selling price per sq.ft in Coconut Grove based on 2018 MLX Data - not including waterfront properties or condos - was $473.39. 279,000 sq.ft (Buildable Space Lost) X $473.39 (Avg. 2018 Price) = $132,075,810 worth of lost Real Estate. (That number doesn't reflect revenues for the City of Miami such as property taxes, impact, processing, and permit fees.) If the proposed changes are passed, property owners of all races, nationalities, and backgrounds would lose their creative and financial freedom. Giving present and future generations a set definition of what they should be, without the possibility of choosing another way to live.
