This will amend Appendix A, entitled "Neighborhood Conservation Districts", replacing section
A-2: "Village West Island District and Charles Avenue (NCD-2)" and section A-3: entitled
"Coconut Grove Neighborhood Conservation District (NCD-3)" with new regulations. standards
and guidelines.

Protect Our Property Values!
Support the Proposed NCD Changes!
Thirteen years ago, a Neighborhood Conservation District (NCD) zoning overlay was
established in Coconut Grove to preserve our unique character and to protect our tree canopy.
After more than two years of public meetings and input from Coconut Grove stakeholders, the
City has proposed a reasonable and carefully considered update to the NCD overlay.
The proposed changes will:
1. Increase green space and canopy area
2. Encourage architectural diversity
3. Preserve the heritage and history of Village West
4. Offer incentives to help spur affordable housing
5. Define clear criteria to minimize lot -splitting
6. Establish guidelines for new construction that are comparable to surrounding
municipalities and align with neighborhood characteristics
These changes help preserve the character and desirability of our neighborhoods, both primary
driving factors that determine our property values.
In order to protect our character, tree canopy and property values,
this update must be approved'

Grove residents are experiencing the consequences of increased density,
decreased canopy, lot splitting and new homes that maximize every
possible inch of green space. This devalues our neighborhoods,
decreases our home values and affects our quality of life. Our oldest and
historic neighborhood, Village West, with over 200 vacant lots, is in dire
need of protection from the onslaught of development.

I am supportive of Grove Watch Group's petition. Am resident of
west Grove since 1983. My mate has lived here since 1955. Homes on
Hardie (for instance) have become erased, in just one instance for
particular, to make space for up to four concrete boxes in place of a
single prior home. Trees are removed and gratuitously replaced with
saplings supined elsewhere. Vine is faked to grow on slabs newly
stuccoed. The receding canopy of the old village is going, where it not

Keep the Grove green. Stop letting developers rip out trees to
maximize house lots. Other relatable areas in the city don't allow the
house on a lot to exceed —65% of the lot it is on, the grove should do

i have lived in the grove since '74 and recall it's charm and beauty and
openness; it's view to the ocean and the ease of biking therein or
walking across the street without much trepidation. Today i seldom
even drive through it as it often takes longer than the long way around
and one has to have 360 o vision at all times and the high rises are
not even finished yet!!!! The Grove is becoming darker and darker
and i no longer see charming special character....only a playground for
greed I sadly
