The Property is also well suited to provide accessory parking to the abutting T6-8-O zoned area. Immediately east of the property, across NW 44th Avenue is a large surface parking lot for an approximately eighty- five (85) unit apartment building. Additionally, the property that immediately abuts to the west is also developed with a large multifamily apartment building. Immediately to the north is a two-story duplex, The proposed supermarket will provide a much needed additional and upgraded supermarket option to this existing multi -family neighborhood, comprised of mostly Medium to Medium High Density apartments. There is presently a dearth of neighborhood serving retail supermarkets in the immediate area and only one major supermarket within a five (5) mile radius of the Property located at NW 7th Street and 57th Avenue. The rezoning would provide a greater separation between the supermarket use and the nearest residential use along NW 45 Street. In addition, the additional surface parking area will insure that the supermarket has adequate parking and that there is no parking overspill into the neighborhood to the north. For example, the supermarket at 4275 West Flagler, a similarly situated property, routinely experiences parking problems as a result of its inadequate parking field. The proposed rezoning of the Property and the introduction of surface parking would not only improve the transition from the proposed supermarket to the nearest multi -family use to the north, it would also be more compatible with the existing surface parking area immediately to the east. The Property's frontage is immediately across from a large, T6-8-O zoned area. Covenant. The Applicant has proffered a covenant that will restrict the T6- 8 0 use of the Property to surface parking to serve the abutting commercial properties abutting on the south. Pursuant to Article 2, Section 2.1.1 of Miami 21, one of the purposes of Miami 21 is to further the goals and objectives of the Comprehensive Plan.
