The building was known as the most modern federal facility south of Washington O.C. and was home to the post offioe, oourto, and other federal agencies until its purchase in 1837 by First Federal Savings and Loan Association (later AmeriFirst Fedeng|). First Federal was the first federal savings and loan association in the country to receive a charter from the U.S. Government. The Post Office housed First Fedaro|'o headquarters and subsequently served as a branch office of the association. Throughout its life, the structure has been home to avariety of tenants including the Miami Center for Architecture and Design. In 1989. the Post Office was listed in the National Register ofHistoric Places. On January 16. 2001. the City of Miami Historic and Environmental Preservation Board (''HEP Board") designated the Post Office as an individual historic resource. While the HEP Board may waive certain requirements of the City Code through Section 23'6.1. the Board required the Applicant toappear before the City Commission for review ofthe proposed project. These two uses most closely resemble the proposed project's development. The trip generation analysis was performed for a typical weekday's AM and PM peak hour for the generator.
