That Exception was Item No. 1 on the PZAB agenda of June 5, 2019. The reasons and grounds for the appeal are as follows: As per Miami 21 Section 7.1.2.6 c 2, the application fails to comply with all applicable regulations, as shown by two separate Staff Analyses and other evidence which will be presented at the De Novo appeal hearing.
