LEGAL DESCRIPTION:
A portion of Lots 5, 6, 7, 8, 9 and 10, in Block 1, THE GARDEN OF EDEN, according to the plat thereof as
recorded in Plot Book 4 at Page 12 of the Public Records of Miami —Dade County, Florida, which portion were
previously described in a Deed recorded in Official Records Book 9303 at Page 469 of the Public Records of
Miami —Dade County, Florida, and NE 14th Terrace lying between Blacks 1 and 2 of said plat of THE GARDEN OF
EDEN, previously created as unnamed right of way by said Plat of THE GARDEN OF EDEN, all being more particularly
described as follows:
BEGIN at the Southeast corner of Lot 3, in Block 1. of said plat of THE GARDEN OF EDEN, according to the plat
thereof as recorded in Plat Book 4 at Page 12 of the Public Records of Miami —Dade County, Florida; thence
N89'46'21 "W along the South Line of said Lot 3 also being along the North right of way line of said NE 14th
Terrace for 158.59 feet to the Southwest corner of said Lot 3; thence N00'24'18"E along the West Line of said Lot
3 for 5.00 feet to the Northeast corner of that 5 foot wide strip of land described in said Deed recorded in
Official Records Book 9303 at Page 469 of the Public Records of Miami —Dade County, Florida; thence N89'46'21 "W
along the North fine of said 5 foot wide strip of land described in said Deed recorded in Official Records Book
9303 at Page 469 of the Public Records of Miami —Dade County, Florida, for 263.78 feet to the East right of way
line of Biscayne Boulevard, also known as U.S. Highway No. 1 also known as State Road No. 5 according to State
of Florida Department of Transportation right of way Map Section No. 87030 dated 6/10/2010; thence SO4' 12'20"W
along said right of way of Biscayne Boulevard, also known as U.S. Highway No. 1 also known as State Road No. 5
according to State of Florida Department of Transportation right of way Map Section No. 87030 dated 6/10/2010
extended southwesterly for 30.07 feet; thence S89'46'21 "E along the South right of way line of said NE 14th
Terrace for 408.58 feet; thence N3236'28"E along the West right of way line of North Bayshore Drive extended
Northeasterly for 29.60 feet to the POINT OF BEGINNING.
SURVEYOR'S NOTES:
— This site lies in Section 31, Township 53 South, Range 42 East, City of Miami, Miami —Dade County, Florida.
— Bearings hereon are referred to an assumed value of 504'12'20"W for the East right of way line of
Biscayne Boulevard.
— Lands shown hereon were not abstracted for easements and/or rights —of —way of records.
— This is not a "Boundary Survey" but only a graphic depiction of the description shown hereon.
— Dimensions shown hereon ore based on Fortin, Leavy, Skiles, sketch #2017-063—COM.
