My brothers and I have been building homes in Miami for over 50 years. I own the land and built the home at 225 NW 53rd. Street, directly adjacent to the property at 5300 NW 53rd Street. Since Mr. Gersten purchased the property next door, 1 have been hopeful that much needed upgrades to his property would be made so that security on the street would increase. It's my understanding that he plans to put a tavern in the property and that he intends to serve food and alcohol until 5am. 1 support his application to serve food and alcohol on his property. There is no doubt in my mind that the increased lighting, traffic, security and activity on our street will make it a much safer place to live for everyone. Mr. Gersten has been in touch with me to inform me of the progress of his application. I feel that he is investing in the neighborhood as neighbor and is in it for the long haul. Sincerely yours, Tilton Harrison Liana Rivera Property Owner 305-213-0363 LianaRiyera23@gmail.com RE: Letter of Support for 5300 NW 2nd Avenue To Whom It May Concern: This letter serves as a letter of support for Mr. Gersten, whom I believe will play an integral role in the revitalization of the commercial corridor of NW 2nd Avenue. He frequently attends Buena Vista West meetings and has been very transparent in his communications with fellow Owners about his intentions to serve alcohol. I strongly believe that as a reputable and proven Operator, Mr. Gersten will attract people to the area, which will not only benefit other businesses in the area, but it will inspire others to come open things in this corridor that has been underserved and forgotten. As a nearby property owner myself (and speaking for my family who has been in this area for over 30 years) we welcome Mr. Gersten and others who want to open businesses and provide services and entertainment, as many locals do not want to go to Wynwood, Design District, or some other nearby (unaffordable) neighborhood. In summation, Mr. Gersten has my full support as the traffic generated from his business would lead to an improvement in safety, security, and viability of a community both he and I care for. I have lived in the neighborhood for over 10 years and am familiar with your operation in Wynwood and appreciate the concept, particularly that you involve neighborhood groups and have multi -cultural programming. As a community we are always looking forward to improvements to Buena Vista West in terms of activity as well as increased security on the streets at night thru ventures like these. We are looking forward to another casual food/lunch option during the day as well. I support the hours of operation allowed by City of Miami code, as you are requesting. On Saturday, June 17, 2017, both associations Buena Vista West and Buena Vista Stakeholders met to discuss community items. We invited Mr. Adam Gersten to make a presentation to us regarding the request for an alcohol exception, his operational plan and the improvements to the building. We support his operational plan for a full -service establishment, which is sensitive to the residents' quality of life, Parking as well as the ingress and egress of the patrons is away from the residential area. A security guard and/or police officer and the surveillance cameras would be a positive addition, because that specific corner where the park is and along NW 53 Street going west suffers from reoccurring drug activity. The kids in the park would greatly benefit from a safety standpoint, We also have no objection to the applicant's request for the hours of operation to be the same as the City of Miami Code allows. Adam Gersten has proven to be a responsible business owner at his Wynwood operation, and we have no doubt will be a good partner to our neighborhood.
