This request meets the criteria for Amendments to the Miami 21 Zoning maps. Specifically, "no rezoning of land shall be considered which involves less than forty thousand (40,000) square feet of land area or two hundred (200) feet of street Frontage on one (1) street." Enclosed in support of the request is a boundary survey of the properties, which collectively total 45,795 square feet, of which +32,240 sq. ft. are requested for land use and zoning change and include 234 linear feet of frontage along S.W. 7 Street. The Owners formally requests a change from T4-L to T5-0, consistent with the successional zoning requirements of Section 7.1.2.8 of the Code and a land use plan amendment from Medium Density MF Residential to Restricted Commercial. While Medium Density Restricted Commercial designation may seem like the companion designation for the T5-O zoning, a close examination of this block of S.W. 8 and S.W 7th Street support a Restricted Commercial designation. Restricted Commercial designation is the logical and consistent designation, providing continuity to the east and west of the corridor.
