Re: Items 1 & 2, 1515, 1529 and 1543 NW South River Drive
Dear Planning Zoning and Appeals Board:
During a public meeting held on October 2, 2017, the Miami River
Commission (MRC) considered this application to amend Zoning and
Land Use. The MRC (9-1) recommended approval of the proposed
development at 1515, 1529 and 1543 NW South River Drive if the
following 4 conditions are included in a voluntarily proffered
covenant:
1) Provide the public Riverwalk per the presented plans and letter
of intent, and insert the needed eastern side yard connector to
eliminate the dead-end
2) Construct the presented planned improvements to the adjacent
public greenspace, including new elevated seawall and street,
public walkway with landscaping, and the "Proposed Water Taxi
Stop" as recommended by Commissioner Bruno Barreiro and
agreed to by the development team
3) Maintain recreational vessel dockage as presented
4) Provide the Working River disclosure covenant as required by
the City's Comprehensive Plan
Thus far the 4 aforementioned conditions to recommend approval are
not included in the draft voluntary covenant, therefore the MRC
currently recommends denial, unless the 4 conditions are included in a
revised voluntarily proffered covenant.
