BEFORE ME, an officer authorized to take oaths, this day personally appeared SIMON
DECKER who, being first duly sworn, states as follows:
1. My name is Simon Decker.
2. I submit this affidavit with full knowledge that it may be utilized by Ransom
Everglades School, Inc. ("RE") in support of RE's application for an amendment to the Ransom
Everglades School Upper Campus Special Area Plan ("SAP").
3. The facts set forth herein are based upon my personal knowledge and experiences
and are true and correct.
4. I am the previous resident of the property located at 3551 Main Highway, Coconut
Grove, Florida 33133, folio number 01-4121-000-0130 ("La Brisa").
5. I resided at La Brisa from 2008 - 2016.
6. La Brisa is bordered by a residential subdivision (Camp Biscayne) to its north and
the Ransom Everglades School Upper Campus ("the Upper Campus") — a school — to its south.
7. La Brisa shares an extensive property line with the Upper Campus; the boundary
runs from Main Highway east to Biscayne Bay roughly 1,400 feet.
8. To the best of my knowledge, no RE student or member of the RE community ever
trespassed or threatened to trespass on my property when I resided at La Brisa.
9. The proximity of RE to La Brisa created additional security for my residence, as
RE employs professional security services in addition to respecting its neighbors and boundaries
and instilling this culture of respect in its students and broader community.

10. Living next door to RE did not impact my quiet enjoyment of La Brisa, nor did it
interfere with my privacy or security. To the contrary, it enhanced it.
