HomeMy WebLinkAboutSubmittal-Steven Wernick-Wynwood BID ResolutionBUSINESS IMPROVEMENT DISTRICT WYNWOOD I3to NW 26th Street Suite e, Miami, Florida 33127 1 T (786) 615.8828 infogwynwoodbid.com The Wynwood Business Improvement District ("BID") adopted the following Resolution at its Board Meeting on Wednesday, December 7, 2016: WHEREAS, 2994 NMA Gateway Properties, LLC (the "Applicant") owns the properties located at 26 and 28 NW 30th Street, Miami, FL (the "Subject Parcels"), which directly abut the 81D boundaries and the Wynwood Neighborhood Revitalization District (NRD-1); and WHEREAS, Applicant submitted requests to the City of Miami to (i) amend the City's Official Zoning Atlas to change the transect zone of the Subject Parcels from TS-O to T6-8-O; and (ii) amend the future land use map of the City of Miami Comprehensive Neighborhood Plan to change the future land use designation of the parcel located at 28 NW 30th Street from Medium Density Multifamily Residential to General Commercial (collectively, the "Applications"); and WHEREAS, on September 28, 2016, the BID Planning Committee recommended approval of the Applications with a recommendation of an eight (8) story height limit on the Subject Parcels to create a transition from east to west; and WHEREAS, in support of the Applications, the Applicant is proffering a Declaration of Restrictive Covenants (the "Covenant") that (I) restricts maximum height on the Subject Parcels to eight (8) stories; (ii) requires an additional 10 foot setback on the Subject Parcels above five (5) stories; and (iii) explicitly recognizes that future development of the Subject Parcels shall be reviewed by the Wynwood Design Review Committee (WDRC) prior to building permit; and WHEREAS, the efficient use and development of Subject Parcels would have a positive impact on Wynwood and generate additional ad valorem tax revenue; and NOW THEREFORE, on December 7, 2016 at its Board Meeting, the Wynwood BID Board met and unanimously voted to support the Applications, with proffer of the Covenant on the Subject Parcels.
