The sole purpose of the replat is to vacate and abandon the substandard alley known as N.E. 20th Street Alley ("Alley") immediately to the south of the Property. The Alley is substandard in width and does not meet the City's 20 foot minimum requirement. Furthermore, the Alley is completely unimproved and does not provide viable connectivity to a public right of way. The properties to the east and west of the Alley have been developed and this portion of the alley has remained vacant and unimproved. Given the location and condition of the, Alley, there is no space for automobiles or emergency vehicles to maneuver and utilize the Alley. Due to the undesirable nature of having an unimproved and unusable alley behind the Property which may serve as an unattractive nuisance where loitering and other crimes may occur, the applicant respectfully request support for the attached application.
