City Clerk 7,, Construction Timeline. As discussed, Residences at Vizcaya, LLC is committed to completing the construction of the three Tots subject to the Hiawatha Village MUSP within the next few months (see note below) and all five lots current under construction will be delivered within eight to 12 months. The sixth lot will begin construction in the near future, and once construction commences, the construction timeline is 12 to 14 months. The seventh lot has not yet commenced the permitting and construction process. Once a permit is issued, the construction timeline is 12 to 14 months. We anticipate once the first three lots are delivered within the next few months, the permitting process will begin for seventh lot. Noise Ordinance and Environmental Considerations. Residences at Vizcaya, LLC will abide by the City of Miami Code and Florida Building Code in all regards including respecting the Noise Ordinance, mitigating for dust, and permit conditions, etc. Residences at Vizcaya, LLC will continue to work with its contractors, subcontractors, vendors and employees to address any concerns raised by the City of Miami and neighboring residents, including prohibiting operation of any noise -producing equipment prior to 7 AM and encouraging engines to be tuned off rather than run idle. Roadway and Drainage Work. Residences at Vizcaya, LLC has agreed to complete the roadway and drainage work requested by the Beacon Harbour Condominium Association. The drainage, milling and resurfacing work has been completed. The plat has been revised pursuant to our discussion with Commissioner Russell. The revised plat has been shared with the Beacon Harbour Condominium Association in the email below, and I have affixed the revised plat hereto. Request for Expediting Final Plat Approval to Achieve Construction Timeline. We respectfully request that the City of Miami zoning application be approved on July 13, and that you assist us by contacting Public Works Director Juvenal Santana (copied here) and request that the underlying plat be scheduled for City Commission on July 27. Following the City Commission's approval of the plat, the plat must be approved and recorded by Miami -Dade County. The first three houses that are subject to the MUSP, rezoning and plat, cannot be delivered until the City Commission approves the plat and the County records the final plat, and as we have discussed, the rezoning application is a condition precedent to the City Commission's approval of the plat. The Commissioner's assistance in approving the rezoning application on July 13, and the expediting the approval of the underlying plat on July 27, will ensure that the construction may continue pursuant to the aforementioned timeline without continued stalling due to the three months of deferrals on the zoning application.
