HomeMy WebLinkAboutExhibit - Legal DescriptionEXHIBIT "A" LEGAL DESCRIPTION A portion of Lots 1 and 6, Block 6, and a portion of the East 1/2 of Block 5 SUPPLEMENTAL PLAT OF RIVERSIDE FARMS, according to the plat thereof as recorded in Plat Book 2 at Page 88 of the Public Records of Miami -Dade County, Florida, together with all of Tract "A", of CHANNEL 23, according to the plat thereof as recorded in Plat Book 121 at page 82 of the Public Records of Miami -Dade County, Florida, and together with a portion of Lot 8, Block 5, MERRICK'S SUBDIVISION, according to the plat thereof as recorded in Plat Book 4, at Page 189 of the Public Records of Miami -Dade County, Florida, more particularly described as follows: Commence at the Northwest corner of Lot 6, Block 6, SUPPLEMENTAL PLAT OF RIVERSIDE FARMS, according to the plat thereof as recorded in Plat Book 2 at Page 88 of the Public Records of Miami -Dade County, Florida; thence run North 90° 00' 00" East along the North line of said Lot 6 for a distance of 10.00 feet to the Point of Beginning of the parcel of land hereinafter described; thence continue North 90°00' 00" East along the North line of Lots 6 and 1 in said Block 6, of the said: SUPPLEMENTAL PLAT OF RIVERSIDE FARMS, for a distance of 260.35 feet to a point of intersection with the Westerly right-of-way line of N. W. 25th Avenue, a 50 foot zoned right-of-way as now established; said point being 10.00 feet West of the Northeast corner of said Lot 1; thence run South 00° 45' 35" West along said Westerly right-of-way line a distance of 164.01 feet to a point; thence run South 90°00' 00" West along a line 164.00 feet South of and parallel with the North line of Block 6, of said SUPPLEMENTAL PLAT OF RIVERSIDE FARMS a distance of 258.91 feet to a point of intersection with the Easterly right-of-way line of N. W. 26th Avenue a 50 foot zoned right-of-way as now established; thence run North 00° 15' 22" East along said Easterly right-of-way line a distance of 164.00 feet to the Point of Beginning. A/K/A: 01-3134-038-0160; 740 N.W. 25th Avenue AND That portion of the following described parcel which lies South of a line 164.00 feet South of and parallel with the North line of Block 6, in SUPPLEMENTAL PLAT OF RIVERSIDE FARMS, according to the plat thereof as recorded in Plat Book 2 at Page 88 of the Public Records of Miami -Dade County, Florida: The East 1/2 of Block 5, of said plat of SUPPLEMENTAL PLAT OF RIVERSIDE FARMS, less the East 10.00 feet and less the South 20.00 feet and less the external area of a circular curve having a radius of 25.00 feet and tangents which are 35 feet North of and parallel with the centerline of N. W. 7th Street and 25 feet West of and parallel with the centerline of N.
