Professional Experience: Coconut Grove Business Improvement District — 3390 Mary St. #130 Miami, Fl 33133 Executive Director November 2012 to present • Reported to BID Chairman, City of Miami Commissioner District II, (19) Board of Directors, (5) sub -committees, 150 business owners and 241 businesses located within 17 blocks which constitute the Grove BID District. • Introduced City of Miami trolley services to Coconut Grove via negotiations with the Capital Improvement Department director prior to introduction to the Coconut Grove BID Board for subsequent approval. • Created and implemented a Zika Emergency Plan that allowed the Coconut Grove BID to spend up to $110,136 in emergency marketing, PR and safety expenditures for the District in the case there was a confirmed case within the boundaries of 33133. • Created, oversaw and managed annual budgets varying from $1,200,000 to $2,100,000, in addition to reviewing monthly statement of activities, balance sheet and aging reports from FY'13 to FY' 17. • Work in tandem with the City of Miami Police Major and Coconut Grove Commander to ensure the proper coverage and weekly off duty police services are running at optimum levels. • Responsible for releasing the Coconut Grove BID' s first branding campaign release in 2013 and creation of website and social media mediums (Facebook, Twitter, Instagram). • Arrange inaugural $100,000 co-op program in the summer of 2015 with the Greater Miami Convention Visitors Bureau (GMCVB). • Responsible for interfacing with (7) Coconut Grove area hotels and general managers and fostering relationships between the business community and hotels. • Oversaw (5) consecutive years of clean financial audits with no reportable issues in 2012, 2013, 2014, 2015 and 2016. • Work with Coconut Grove Bank and SunTrust managing the Grove BID business checking accounts, in addition to working with SunTrust Investment Banking to manage our "Investment Portfolio" totaling in excess of $5,000,000. • Introduced initiative and executed $182,585 professional services agreement with Ceres Environmental (Emergency provider), in addition to creating a "disaster recovery plan" in 2015 to ensure the District would be cleaned and secured immediately after the landfall of a hurricane or inclement weather. • Developed and introduced the HD Public security surveillance camera network with the installation of 12 cameras located in the public right of ways within the District in May 2014 and subsequent expansions in 2015 and 2016. 1 • Worked with the City of Miami Capital Improvement Project with the facilitation of sidewalk improvement and tree replacement projects along Commodore Plaza, Florida Avenue, Mary Street, Virginia Street and Grand Avenue in the summer of 2017. • Created and introduced (3) year BID special event grant program in 2013, in addition to the creation of the BID's event recruitment program that brought the Miami International Film Festival plus various additional events to Coconut Grove. • Worked with the Miami Herald, Miami NewTimes, Daily Business Review and the Miami Today in obtaining press coverage for projects relating to the BID. • Facilitated the production of the Coconut Grove BID and City of Miami 41h of July Firework Show at Peacock Park from 2013 to the present. • Introduced and subsequently approved $250,000 in matching funds to assist property owners that were affected by the ordinance outlawing shutter and outdoor grilles within the District in 2013. • Introduced initiatives like free weekly yoga at Peacock Park and Mayfair Hotel, free historic walking and weekly bicycle tours, Grove farmers market, annual toy drive, Holiday tree lighting ceremony and partnership and participation at Bacardi Sailing Week from 2013 to the present. • Worked with Miami Dade County Appraiser's office to submit 241 property assessments on a yearly basis that constitutes over $500,000 in income for the BID. Coconut Grove Business Improvement District — 3390 Mary St. #130 Miami, Fl 33133 Projects Coordinator April 2009 to October 2012 • Coordinated with Miami Dade County within the installation and subsequent retrofit of 130 sodium vapor street light fixtures located within the District from 50W to 175-watt metal halide fixtures. • Developed, procured and implemented "clean and safe" program that consisted of 250 hours of contracted supplemental services, in addition to 40-100 hours of off- duty police services on a weekly basis. • Worked with the City of Miami Code Enforcement and Public Works departments to ensure all applicable laws and streetscape issues were being reported and observed throughout the District on a daily basis. • Created and oversaw small facade reimbursement programs from 2010 to the present which have spurred over $500,000 in private investments in tandem with our grant funds for approved property owners. • Created, procured and implemented floral and landscaping program that consists of the maintenance of 200+ flower baskets throughout the District. • Worked with Miami Dade County to facilitate the installation and subsequent maintenance by the BID of 8,000 plants throughout (12) median islands and swales along South Bayshore Drive and McFarlane Road. • Worked in tandem with the City of Miami Zoning, Public Works and Finance departments to assist property owners with the Coconut Grove parking waiver program that constitutes almost $300,000 in annual income streams. • Reported streetscape issues that include, but not limited to streetlight outages, signage, pavers, potholes and drainage issues on a weekly basis to various agencies within Miami Dade County and City of Miami boundaries. • Responsible for the procurement of over $4,000,000 of goods and professional services, in addition to the composition of multiyear service agreements since the BID's inception in 2009. 2 • Coordinated with the City of Miami Capital Improvement Department and the Coconut Grove BID Capital sub -committee meetings to discuss upcoming streetscape improvements on Florida Ave, Commodore Plaza, Virginia St. and Mary St. • Compose meeting minutes for BID sub Committee's (Finance, Capital, Executive, Operations, Marketing), in addition Board of Director's meeting minutes. • Responsible with working with the City of Miami Public Works Department and BID property owners in submitting sidewalk cafe applications and helping them throughout the entire process until a permit has been received. • Responsible for working with BID property owners in filling out and subsequently delivering to the City of Miami Zoning Department until approved and waivers are obtained. • Worked with the City of Miami Sanitation Department to coordinate the installation of 20 trash receptacles within the District in 2010. There are a total of 44 receptacles within the District. Crescent Real Estate & Equities — 2 Alhambra Plaza, 95 Merrick Way Coral Gables & 201 South Biscayne Blvd "Miami Center" Miami, FL Property Assistant September 2007 to October 2008 June 2001 to May 2004 • Assisted in managing (2) Class -A buildings totaling 380,000 square feet located in Coral Gables, FL and 700,000 square feet in Downtown Miami. • Responsible for assisting Chief Engineer in developing capital improvement schedule for building equipment located within the Miami Center in addition to yearly budgets. • Assisted Chief Engineer in obtaining bids for proposed capital improvements within property boundaries. • Implemented an enhanced building recycling service, vendor initiative program & restructured building operation to satisfy the "Green" movement. • Composed and maintained building service & construction contracts, as well as monitored services provided by our contracted providers. • Coordinated & dispatched security, maintenance and cleaning engineers on a day to day basis, in addition to tracking all paper work associated with 50+ tenants for completed projects to be "billed back" at the end of the month. • Maintain customer relations by visiting/listening & reacting to 50+ office manager's needs and concerns within both facilities. • Compiled emergency handbooks and pamphlets that cover company actions & procedures during severe weather, bomb threats, demonstrations & national threats.
