HomeMy WebLinkAboutBack-Up DocumentG AND G BUSINESS DEVELOPMENTS, LLC 1200 Brickell Avenue, Ste. 1600 Miami, FL 33131 December 26, 2016 Daniel Rotenberg, Director City of Miami Department of Real Estate & Asset Management 444 SW 2nd Avenue, 3rd Floor Miami, Florida 33130 Re: Letter of Intent: Proposal Pursuant to Section 18-119 of the City Code Dear Mr. Rotenberg: G AND G BUSINESS DEVELOPMENTS LLC (the "Developer') would like to propose to the City of Miami (the "City") a plan to develop a Beach Pavilion in the southeast sector of Historic Virginia Key Beach, managed by the Virginia Key Beach Park Trust, (the "Project"). The Project that we are proposing will be a Beach Pavilion project open to the public. It will respect the environment, provide protection to the habitat, to be constructed on native and endangered animals and plants, and would highlight the historical heritage of Virginia Key. 1. Description of the Project The Project will be developed in a platform that will be raised on pillings over the land. This platform will preserve the land in its natural life and it would minimize the visual pollution and impact to the environment. It will also help to mantain the land's absortion capacity, as well as preserve the current flora and fauna. The platform will contain two buildings with a shared main entrance. One of the buildings will be a place for events that can accommodate approximately 100 people, will have a kitchen, restrooms, and it will also have a covered area with air conditioned and a terrace overlooking the bay. This building will be suitable for clay and night events. The other building will be a beach club with a diming area, a kitchen, restrooms, a solarium and a pool. This building will be available through a membership open to public. In the Beach Pavilion area sand will be added to the beach to fill the lack of sand due to erosion and the current of waters in recent years. We will built two blocks of stone over the water to prevent these water currents from affecting the swimmers. 2. Project Investment The projected investment for these two buildings, its platforms and the beach enhancements shall be approximately $4,000,000.00 (Four Million Dollars). 1 3. Public Benefits The Developer will be offering the following as public benefits: 1. Replenishing the sand in the beach taken by erosion to be used by the public. 2. Built two blocks of stone over the water to prevent water currents that affect swimmers 3. Building two structures that will be kept by the Virginia Key Beach Park Trust after this agreement is over with a final investment of approximately $4,000,000.00. 4. $120,000 yearly income for 30 years which is an equivalent of $3,600,000.00. 4. Financial Terms The Developer agrees to pay the City of Miami for this project $ 120,000 (One Hundred and Twenty Thousand) annually for a period of 30 years from the approval date. 4. Applicable Law The construction, scope and execution of this Letter of Intent and any future agreement between the parties shall be governed and construed in accordance with the laws of Florida.
