RE: To The PZAB and Councillors of The City of Miami
We the residing homeownes of the 1500 and 1600 block of
northwest 26 street have come to an agreement. We will not oppose
the rezoning of the two residential properties 1546 N.W. 26street and
1547 N.W. 24street ONLY if Venture LLC/ Sedanos agrees to the
following guidelines:
• Build a concrete wall of 8ft -10ft tall along northwest 26street
acting as a sound barrier, with no doors or access to pedestrians
or vehicles . This wall will divide the commercial business from the
residential area.
• The concrete wall bordering northwest 26street must be
accompanied by privacy plants in order to prevent graffiti on the
wall
• The receiving of vendor merchandise must be regulated :
Monday — Saturday : starting no earlier than 7am
Sunday : closed ; Otherwise enforced by Code Enforcement.
• The receiving of vendor merchandise must be conducted in the
designated Loading Dock or inside the perimeter of Sedanos.
Not in street or in the Right of Way. Otherwise enforced by Code
Enforcement.
• Employee parking must be conducted inside the Sedanos
perimeter. Not in the residential area.
• Sedanos must operate with shopping carts that have
SmartWheels locking system in order to prevent shopping carts
scattered in the area.

• Sedanos must designate a person to clean the outside perimeter
of the store.

otherwise enforced by City of Miami Code Enforcement.
