Miami 21 has it backwards!
The city has allowed high-rise condos to be built
along Coral Way, LeJeune, Douglas, 27 Ave, Biscayne
Boulevard, etc. - right up against our neighborhood
homes.-,
These corridors are already graded "F" by the Florida.
Department of Transportation, because they are
traffic congested and over capacity.
These corridors should have a 35 foot height limit, to
protect Miami's greatest asset: our single-family
neighborhoods. Quality of life for our citizens is.
more important than increased development.
Meanwhile, tl .e cif :lo v 1town Master Plan says:

High-rises belong downto3'n, not nK;; to our homes.
AFTER:
And yet Miami 21 proposes what you see above - allowing apartment buildings and townhouses to creep into our
single family and duplex neighborhoods, as if that will '`buffer" the high rises and make things better. 'Don't be fooled
by rile pretty palm trees - this would allow increased density within our neighborhoods. Where will it stop?
Two wrongs don't make a right!
We need LESS traffic on our streets and LESS overcrowding in'our schools, NOT MORE.
The e ►rot to correct this problem is to HEIGHT LIMIT the corridors to 3 stories (outside of downtown).
as recommended below by the Miami -Dade County Planning Department:
In this preferred example, the ratio is slightly less than 1
to 3.. Human scale is achieved by a tight' section,
including landscape, three-story buildings, and an
arcade and awnings which result in a comfortable space.
With the landscaped median, the scale is further reduced.
PROTECT OUR NEIGHBORHOODS! Don't let Miami 21 hurt our neighborhoods even more!
Speak out at the Miami 21 meetings!
Let the mayor and commissioners know you want your neighborhood protected!
