City Clerk The proposed single-family residence on historic Northeast Fifty Fifth Terrace is a reinterpretation of many of the architectural features and building materials found throughout Morningside. Taking cues from an array of different sources and styles from 1922 to 1941, the design is an exercise in reimagin- ing a new architecture from historic materials and methods of construction. The two-story massing is sub -divided into smaller volumes as it approaches the street. A series of cascading horizontal rooflines, parapets, eyebrows, and terraces culminate in the most visible com- ponent of the design: the front porch. Meant as a reference to the quintessential southern porch, this reinvented transitional space acts as a screen between the public and private realms, integrating the home with the street through an intricate veil of terracotta barrel tiles while also providing shade from the sun and privacy for the residents. It is important to note that the roof tiles, used in this innovative vertical format on the porch screen, are similar to other clay barrel tiles used throughout Morningside, including the adjacent neighbors. This subtle integration of texture, color, and material with the historic fabric of the neighborhood is also present in other features of the design. In terms of historical precedent, the proposed home is inspired by the Peters House (492 NE 57 Street), built in 1925, The design also incorporates elements from other styles. The horizontality of the overall composition is complemented with a distinctive roofline detail, a concrete overhang (Streamline Moderne) that follows the line of the balcony below (Mediterranean Revival), and the elongated pro- portions of the aforementioned porch (Masonry Vernacular). In plan, the design also flows horizon- tally, from street to pool, in a layered procession through the open-plan Florida Room into the back yard. Small yet significant historic details such as clay scuppers (Mission Style) and stucco scoring (Art Deco) further use the vocabulary of Morningside historic architecture in a new language. As envisioned by the original developer, vegetation is an essential component of the design. The grounds surrounding the house can be sub -divided into three main gardens. The front setback is filled with beach dune -inspired vegetation such as hearty grasses and palm -like shrubs, The west- ern facing side patio is a secluded oasis of coconut palms and vire-covered walls. And the pool deck is surrounded by an array of local stopper hedges, wild coffees, and tropical bushes. The plant list, composed entirely of native and/or drought tolerant species, will attract autochthonous wildlife such as bees, birds, and butterflies. The proposed landscape will eventually become its own ecosystem, and function as a native wildlife habitat. The myriad details, large and small, that conform a work of architecture are tested by constantly comparing and contrasting them with those in build- ings designed a long time ago, with different idiosyncrasies, preferences, and requirements. In accordance with the U.S. Depart- ment Secretary of Interior guidelines for historic preservation, the legal standard by which new construc- tion in historic districts is mediated; the proposed design was developed from comprehensive research, de- tailed surveys of historic typologies, and a conscientious design process. As a further basis of information, the City of Miami Designation Report for Morningside Historic District (1984), the National Register of Historic Plac- es Original Registration Application for Morningside (1992), and the City of Miami Historic Preservation Guide- lines (2011); were all instrumental in the development of this submittal and the proposed design. A few selected publications by expert authors, local historians, and the National Trust tor Historic Preservation were also con- sulted (please see bibliography). As one of the best examples of a boom -era subdivision' in Miami, Morn- ingside Historic District or Bay Shore as it was originally names by its devel- oper, James Nunnally from Bay Shore Investment Company, was developed between 1922 and 1941. Even though the architectural styles found in the district are varied, the Developer made sure that the qual- ity of the design and construction of all homes were of a high standard. The houses built in Morningside reflect the eclecticism popular in the earlier twentieth nen0iry. Mediterranean re- vival, Mission, Masonry Vernacular, Art Deco, and Streamline Moderne are the main styles that can be found in the neighborhood. Considering the amount and variety of quality residential architecture in the district, it is important for new con- struction to respect earlier structures, not in a servile imitation of historic styles but with a more mature, mean- ingful, and layered approach that in_e- grates the charm and character of the past with the sophistication, comfort, and convenience of today.
