Subject: A resolution accepting the final plat of BATTERSEA WOODS located along the South side of
Battersea Road, and along the Northwesterly side of Ingraham Highway..
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of BATTERSEA WOODS from Battersea
Woods, LLC, executed by Carlos J. Tosca and Carlos E. Sosa; and authorizing the City Manager to execute the
related documents for the recordation of the plat and approving recording the same in the Public Records of
Miami -Dade County, Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, Office of Zoning, Police, Fire -Rescue, and Solid
Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its
conformance to the subdivision regulations of Chapter 55, and Miami 21 Zoning Regulations. The
Department of Public Works has reviewed the final plat and has determined that it is now in order for
consideration of acceptance by the Miami City Commission. The specific intent of this plat is to
create five (5) Lots for the construction of five (5) single family residences.
The plat entitled BATTERSEA WOODS is a replat and a subdivision of the property described in the
legal description shown as Attachment 1. The platted area consists of approximately 50,611 square
feet (1.161 ± acres) as depicted in Exhibits B and C. This plat was approved under Miami 21 zoning
designation T3-R (Sub -Urban Zone) and NCD-3 (Coconut Grove Neighborhood Conservation
District).

The Northerly 13feet of Lots 18 and 19, of Block 2, of Coconut Grove Manor, a subdivision, according
to the plat thereof recorded in Plat Book 17, at Page 19, of the Public Records of Miami -Dade County,
Florida.
AND
A parcel of land located in Section 29, Township 54, South, Range 41, East, Miami Dade County,
Florida, being more particularly described as follows: Begin at the intersection of the Northwesterly
Right of Way Line of Ingraham Highway and the Northeasterly corner of Lot 19, Block 2, of
aforementioned Plat of Coconut Grove Manor; thence proceed West along the Northerly line of
aforementioned Lot 19, and its Westerly projection, 278.58 feet; thence along a line 200,00 feet
Easterly of and parallel to the East line of Lot 1, Block 2, of said Plat of Coconut Grove Manor, North,
140.75 feet to the intersection with the Southerly Right of Way line of Battersea Road as It appears
on the Plat of Coconut Grove Manor; thence East along said Southerly Right of Way Line of Battersea
Road, 350.95 feet to a point of curvature of a circular curve to the right, concave Southwesterly and
having for its elements a central angle of 127°00'00", and a radius of 25.00 feet; thence along the arc
of said curve 55.41 feet to a point of tangency of said curve, said point also being on the
Northwesterly Right of Way Line of aforementioned Ingraham Highway; thence along said
Northwesterly Right of Way Line at Ingraham Highway 8.37°00'00"W, 72.83 feet; thence S
47°50'00"W, 66,88 feet to the Point of Beginning.
