After further review of our records and conversations with our legal department the previous determination still applies pursuant to Section 2-211 (b) of the City Code. Your Certificate of Use No. 1504-000862 will now be revoked and the Zoning Verification Letter issued on March 10, 2015 remains rescinded, In accordance with our records, the structure was built as a duplex in 1958. In 1986, a remodeling and alterations permit was issued where the Contractor's bid lists the scope of work, which included two (2) dwelling units and an efficiency totaling three (3) .dwelling units, Although an apparent remodel peirnit was issued a Certificate of Use was never attained. As stated in the letter dated June 16, 2015, this property was never zoned to support three (3) Dwelling Units, Pursuant to Miami 21 Ordinance No. 13114, adopted May 10, 2010, the current zoning for your property is T3-0, allowing a maximum residential Use of Two -Family Residential. Section 2-211(c) of the City Code states you have fifteen (15) days to appeal the decision to revoke your Certificate of Use which shall be heard at the next available regular meeting of the planning, zoning and appeals board. Certificates of Use shall not be issued until the premises have been inspected and found to comply with all code requirements of the Zoning Office, Fire -rescue Department and such other agencies as may have jurisdiction.
