Subject: A resolution accepting the final plat of MAYFLOWER SUBDIVISION AMENDED located
along the North side of NE 71 Street, and along the Southwesterly side of F.E.C. Railway Company
Miami Belt Line.
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of MAYFLOWER SUBDIVISION
AMENDED from 355 Holdings, INC., executed by Pablo Oliveira and Elmer Saavedra; and authorizing the
City Manager to execute the related documents for the recordation of the plat and approving recording the same
in the Public Records of Miami -Dade County, Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, Office of Zoning, Police, Fire -Rescue, and Solid
Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its
conformance to the subdivision regulations of Chapter 55, and Miami 21 Zoning Regulations. The
Department of Public Works has reviewed the final plat and has determined that it is now in order for
consideration of acceptance by the Miami City Commission. The specific intent of this plat is to
create one (1) contiguous tract of land.
The plat entitled MAYFLOWER SUBDIVISION AMENDED is a replat and a subdivision of the
property described in the legal description shown as Attachment 1. The platted area consists of
approximately 47,275 square feet-(1.085 + acres) as depicted in Exhibits B and C. This plat was
approved under Miami 21 zoning designation D2 (Industrial District Zone).

Tract of land beginning at a point 833.00 feet East and 35.00 feet North of the Southwest
corner of Section 7, Township 53 South, Range 42 East, Miarni-Dade County, Florida; thence
North and parallel to the West line of said Section 7, Township 53 South, Range 42 East; a
distance of 305.25 feet to a non -tangent curve being the South right of way line of the F.E.C.
Belt Line Railroad, thence Southeasterly along the Southwesterly right of way line of said
F.E.C. Belt Line for an arc distance of 418.70 feet along a eurve having a radius of 1173.57
feet and a central angle of 20200" to a point on the Southwesterly right of way line of the
F.E.C. Belt Line and 35.00 feet North of the South Line of said Section 7, Township 53 South,
Range 42 East, thence 'West and parallel to the South line of said Section 7, Township 53
South, Range 42 East, a distance of 276,12 feet to the Point of Beginning. The above
description covers the Miami Belt Line Easement and Tracts 1 and 2 of MAYFLOWER
SUBDIVISION, according to the plat thereof, as recorded in Plat Book 52, at Page 6 of the
Public Records of Miami -Dade County, Florida,
