Subject: A resolution accepting the final plat of CVS ON 57th AVENUE located between SW 7 Street
and SW 8 Street, and between SW 57 Avenue and approximately 310 feet to the East of SW 57 A, ;hue.
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of CVS ON 57TH AVENUE from Astor
57th, LLC, executed by Henry Torres; and authorizing the City Manager to execute the related documents for
the recordation of the plat and approving recording the same in the Public Records of Miami -Dade County,
Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, Office of Zoning, Police, Fire -Rescue, and Solid
Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its
conformance to the subdivision regulations of Chapter 55, and Miami 21 Zoning Regulations. The
Department of Public Works has reviewed the final plat and has determined that it is now in order for
consideration of acceptance by the Miami City Commission. The specific intent of this plat is to close
that portion of an alley within the boundaries of the plat, to create two (2) tracts of land, and construct
a commercial development.
The plat entitled CVS ON 57th AVENUE is a replat of the property described in the legal description
shown as Attachment 1. The platted area consists of approximately 63,400 square feet (1,455 + acres)
as depicted in Exhibits B and C. This plat was approved under Miami 21 zoning designation T6-8-O
(Urban -Core -Zone) and T4-L (General -Urban -Zone).

described as follows:
Parcel 1:
Lot 7, in Block 10, of TAMIAMI HIGHLANDS, according to the Plat thereof, as recorded in Plat Book 10, at
Page 33, of the. Public Records of Miami -Dade County, Florida.
And
Lots 24 and 25, Block 10, of TAMIAMI HIGHLANDS, according to the Plat thereof, as recorded in Plat
Book 10, at Page 33, of the Public Records of Miami -Dade County, Florida.
Parcel 2:
Lot 21, in Block 10, of TAMIAMI HIGHLANDS, according to the Plat thereof, as recorded in Plat Book 10,
at Page 33, of the Public Records of Miaml-Dade County, Florida,
And
Lots 22 and 23, in Block 10, of TAMIAMI HIGHLANDS, according to the Plat thereof, as recorded in Plat
Book 10, at Page 33, of the Public Records of Miami -Dade County, Florida.
