A portion of Tract "10", of "TOWNPARK. SUBDIVISION 4 U.R. PROJECT FLA. R-10", according to
the Plat thereof, as recorded in Plat Book 87, Page 52, of the Public Records of Miami -Dade County,
Florida. Being more particularly described as follows.
Commence at the Southeast corner of said. Tract 10; thence North 03°2.1'00" West along the East line of
said tract 10 for a distance of 690.69 feet to a point of curvature of a circular curve to the left, concave to
the Southwest; thence North, Northwesterly, and Westerly along the arc of said curve, having for its
elements a radius of 25.00 feet, through a central angle of 87°37'25" for an arc distance of.38.23 feet to a
point of tangency; thence South 89°01'35" West, along the North line of said Tract 10, fora distance •of
158,27 feet to the POINT OF BEGINNING of the hereinafter described parcel of land; thence continue
South 89°01'35" West, for a distance of .242.15 feet to a point of curvature of a circular curve to the left,
concave to the Southeast; thence Westerly, Southwesterly, and Southerly along the arc of said curve,
having for its ;elements a radius of 25.00 feet, through a central angle of 90°35'54" for an arc distance of
39.53 feet to a point of tangency, thence South 01 °34'19" East, along the West line of said Tract 10, for a
distance of 463.76 feet; thence North 87°43'18" East, along the North line of a 40.00 feet Utility
Easement, for a distance of 105.35 feet; thence North 0:1 °34'23" West, for a distance of 239.94 feet;
thence North 89°46'38" East, for a distance of 49,25 feet; thence North 00'35'33" West, for a distance of
170.15 feet; thence South 89'.59'43' East, for a distance of 110.67 feet; thence North 02°05'25" West, for a
distance of 79.08 feet to the POINT OP BEGINNING.
