Purpose of Item: Resolution of the Miami City Commission accepting the final plat of MELODY from Opera Plaza, LLC; and authorizing the City Manager to execute the related documents for the recordation of the plat and approving recording the same in the Public Records of Miami -Dade County, Florida. Background Information: The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the Departments of Public Works, Planning, Building, office of Zoning, Police, Fire -Rescue, and Solid Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its conformance to the subdivision regulations of Chapter 55, and Miami21 Zoning Regulations. The Department of Public Works has reviewed the final plat and has determined that it is now in order for acceptance by the Miami City Commission. The specific intent of this plat is to create one (1) tract of land for the construction of a multiuse development. The proposed plat entitled MELODY is a replat and a subdivision of the property described in the legal description shown as Attachment 1. The platted area consists of approximately 42,115 square feet (0.966 ± acres) as depicted in Exhibits B and C. This plat was approved under Miami 21 zoning designation T6-36B-O (Urban Core Zone). Directo Chief City Manager Page 1 of 1 fa ATTACHMENT 1 The land referred to herein below is situated in the County of Miami -Dade, State of Florida, and is described as follows: Lot 6, Block 1, of PERSHING COURT, according to the plat thereof, recorded in Plat Book 4, Page 147, of the Public Records of Miami -Dade County, Florida, and also that parcel of land described as follows: Begin at the Northwest corner of Lot 6, Block 1, of PERSHING COURT, according to the plat thereof, recorded in Plat Book 4, Page 147, of the Public Records of Miami -Dade County, Florida; thence run Southerly along the West line of said Lot 6 for a distance of 149.93 feet, more or less, to the Southwest corner thereof and being a point on the North Right of Way line of Northeast 14th Street; thence run Westerly along the North Right of Way line of Northeast 14th Street for a distance of 165 feet to a point; thence deflect to the right an angle of 18°27'52" and run 78.93 feet to a point on the East Right of Way line of N.E, 2nd Avenue; thence run Northerly along a line parallel to the West line of Lot 6, Block 1, of said PERSHING COURT, and along the East Right of Way line of N.E. 2nd Avenue for a distance of 124.98 feet to a point on the South line of Block 2, of GARDEN OF EDEN SUBDIVISION, according to the plat thereof, recorded in Plat Book 4, Page 12, of the Public Records of Miami -Dade County, Florida; thence run Easterly along the South line of Block 2, of said GARDEN OF EDEN SUBDIVISION for a distance of 240 feet to the POINT OF BEGINNING.
