Subject: A resolution accepting the proposed plat of ILANA, located between NE 30 Terrace and NE 31
Street, on the West side of Biscayne Bay; and, also, between NE 31 Street and NE 32 Street, and between
NE 7 Avenue and NE 4 Avenue,
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat ILANA from PRH NE 31 st Street, LLC;
PRH Paraiso Four, LLC; Thirty -First Street Property Owner, LLC; and PRH Paraiso Two, LLC; authorizing
the City Manager to execute the related documents for the recordation of the plat and approving recording the
same in the Public Records of Miami -Dade County, Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, office of Zoning, Police, Fire -Rescue, and Solid Waste, with
representation of the Law Department, has reviewed the Tentative Plat and determined its conformance to the
subdivision regulations of Chapter 55, and Miami 21 Zoning Regulations. The Department of Public Works has
reviewed the final plat and has determined that it is now in order for acceptance by the Miami City
Commission. The specific intent of this plat is to close the right of way of NE 31 Street within the proposed
plat, and to create six (6) tracts of land for the construction of nixed use development and a public park.
The proposed plat entitled ILANA is a replat of the property described in the legal description shown as
Attachment 1. The platted area consists of approximately 308,001 square feet (7.071 ± acres) as depicted in
Exhibits B and C. This plat was approved under Miami 21 zoning designation T6-36A-L (Urban Core
Zone).
