BAY; AND, ALSO, BETWEEN NE 31 STREET AND NE 32 STREET, AND BETWEEN NE 7 AVENUE
AND NE 4 AVENUE
Ladles and Gentlemen:
The City of Miami Plat and Street Committee, at its meeting of September 3, 2015 approved the above tentative
plat subject to the f011owing revisions being made to the tentative plat, additional information being provided
and/or variances being granted. Please be advised that the processing of your tentative plat cannot proceed until
these conditions have been satisfied:
1. On the Location Sketch provide zoning district lines.
2. Add symbols/abbreviations to legend.
3. Specify the units (feet) of the flood criteria.
4. Show the existing underground storm water drainage system information including inverts, pipe size,
material and direction.
5. Clarify if the 6-foot sanitary sewer easement is to remain or will be released. Provide a copy of the
release instrument.
6. Provide an opinion of title for the remnant, portion of Lot 10, Plat Book 29 at Page 55 and that portion of
Lot 7, Plat Book 9 at page 181.
7. Provide a copy of the Certified Corner Record prior to final plat submittal.
8. Existing utilities, if any, in the former alley and the portion of NE 31 Street being closed and vacated
must be relocated or easements must be created,
9. The underlying plat dedicated the street to the purchasers of lots in the subdivision. Provide an opinion
of title, with reference to Section 177.085 of the Florida Statutes, to determine if any suits were filed on
or before July 1, 1973,
10. Provide an approval letter from the Director ofthe Parks and Recreation Department concerning the
donation of a new park to the City.
11, Section 3.8.2 (c) of the Miami 21 Zoning Code establishes requirements for thoroughfares that are parts
of view corridors. Provide a zoning verification letter that the proposed Tracts meet the requirements of
the Miami 21 Zoning Code,
12. A platted development restriction will be required to comply with the requirements of the Miami 21
Zoning Code concerning the NE 31 Street view corridor.
13. There are sanitary sewer and storm sewer facilities located in NE 31 Street within the section to be
closed and vacated. These facilities must be relocated and/or easements must be provided.

14. There is a sanitary sewer facility located in the North/South easement to be closed and vacated. This
sanitary sewer serves properties located outside the limits of the proposed plat. This existing facility
must be relocated and/or new easement must be provided.
15. Show dimension of underlying remainder Lot 10, PB. 29-55 and Lot 7, PB. 9-181.
16. Provide proof of ownership for portion of land not covered by warranty deeds.
17. A Quit Claim Deed was provided for portion of Lot 10, PB. 29-55. Provide an Opinion of Title or a
Warranty Deed,
18. The deed for Tract "F" (public park) to the City shall be recorded at the time of recording of the liana
Subdivision, The :Department of Real Estate and Asset Management shall be provided with an executed
deed to be held in escrow prior to final plat submittal. Provide a copy to the Public Works Department.
19. A platted easement shall be provided for the storm water outfall pipe located in NE 31 Street. The
applicant shall be responsible for the relocation of the pipe, if necessary, and all related costs,
20. The proposed Paraiso III tentative plat must be withdrawn.
21. Further clarify all of the uses that may be permitted on Tract IV. Consider identifying Traci “B" as a
Non- exclusive Public Ingress -Egress and Utility Easement.
22. A Unity of Title or a Declaration of Restrictive Covenants in Lieu of Unity of Title is required joining
Tracts "C" and "Ir.
23. A letter from Cornetist is required to determine if any adjustments to their facilities or easements are
required.
24. Verify with the Miami -Dade County that the proposed plat name is acceptable.
25. All encroachments across proposed tract and/or lot lines must be removed prior to final plat submittal.
26. An Opinion of Title, in the City of Miami Opinion of Title form must be provided at the time of the final
plat submittal.
27. Current backup documentation will be required for all who execute the final plat. A resolution for
authority to execute documents and a Certificate of Good Standing from the Secretary of State are
required, if applicable.
28. Tentative plat application must be made with Miami -Dade County after receiving approval from the
City of Miami Plat and Street Committee,
29. Be advised that an incomplete final plat package will not be accepted by the City of Miami. It is in the
owner's responsibility to work with his surveyor and his attorney to assure that everything is in order
before submitting the final plat package.
30. Be advised that if all requirements for scheduling the final plat for City Commission action are not in
order, the final plat will not be scheduled for a City Commission meeting.
31,. A letter from the Miami -Dade Water and Sewer Department is required to determine if any adjustments
to their facilities or easements are required.
32. Correct the number of units in the zoning information above the Development Information.
33. Revise the existing zoning under the Development. Information by adding "Transect" after Core
(URBAN CORE TRANSECT ZONE LIMITED).
34. Provide an Opinion of Title for the alley detailing the procedure for the closure of the alley and the
revision to the abutting property owner.
35. Provide a copy of the Miami Dade Water and Sewer Department Agreement prior to final plat
submittal.
36, Provide an updated tentative plat survey prior to final plat submittal,
37. Provide I I" x 17" PDF of the tentative plat to the Planning and Zoning Department.
38. Provide a copy of the Covenant concerning compliance with the requirements of the Miami 21 Zoning
Code and Clarifying the purpose of Tract "D" and Tract "C" to the Planning and Zoning Department.
39. Provide a copy of the proposed park plans on Tract "F" to the Parks and. Recreation Department for
review.
In addition to the above requirements, you should be aware of the following:
I • State and local laws require the installation of various physical improvements in the public rights -
of -way when property is platted. These subdivision improvements include paving, drainage,

landscaping, sidewalks, etc. In some eases this could represent a substantial investment on your
part.
Required: The submission of an electronic copy of the tentative plat, in an AutoCAD version, to the
City of Miami Public Works Department, Roadway Plans Section will EXPEDITE the preparation
and enhance the ACCURACY of the subdivision improvement letter required for the final plat
approval.
2. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric,
telephone, water, etc., caused by this plat will be at the property owner's expense. Also, utility
easements may be required on the property being platted.
3. A building permit will not be issued on the property being platted until the final plat is recorded or
as authorized by the City of Miami Code Section 55-10(i). Also, the Certificate of Occupancy for
any building construction will be issued only after all the required subdivision improvements have
been completed.
4. Approval for fire flow requirements must be obtained from the Eire -Rescue Department prior to the
issuance of a building permit.
5. In order to mitigate problems associated with access and construction activities throughout the
neighborhood, the contractor/developer is encouraged to notify the affected neighborhood residents,
in writing, of the project starting and completion dates at the time of issuance of permits. The
contractor/developer may coordinate the notification of residents with the local City of Miami NET
Service Center.
6. Additional items must be provided to the City of Miami Department of Public Works before the
final plat is submitted to the City Commission for approval. You will be notified in writing as to
what these items are after the amount of the bond has been determined for the necessary subdivision
improvements. It is required that the applicant contacts the City of Miami Public Works Survey
Section to verify that all final plat submittal documents are complete prior to final plat submittal.
'L Tentative plat approval is only valid for one (1) year and six (6) months from the date of the Plat
and Street Committee meeting at which time it was approved.
