The City of Miami Department of Real Estate and Asset Management issued RFP # 14-15-024 for the
development and lease of a city -owned riverfront property located at 236 and 298 SW North River Drive
("North River Property"), and a single proposal (submitted by Riverside Wharf, LLC) was received and
deemed responsive. The Selection Committee ("Committee") appointed by the City Manager, met on
December 8, 2015 to evaluate the criteria and scoring values assigned and to determine a rank order; the
Committee was comprised of the following individuals:
1) Jose A. Galan, Director of Real Estate Development, Internal Services Department, Miami -Dade County
2) Luciana Gonzalez, Assistant Director, Planning and Zoning, City of Miami
3) Daniel Rotenberg, Director, Real Estate and Asset Management, City of Miami
Pursuant to Ordinance 12271, Section 18-86(C)(6) Proposal Evaluation, "The recommendations of the
evaluation committee shall be submitted to the city manager."

Executive Summary: Proposer will assemble the RFP site together with the adjacent Proposer -owned
and/or controlled properties to create a unified riverfront development to serve as Miami's first
"Fisherman's Wharf" and consist of four (4) seafood restaurants along the Miami River.
Community Benefits
• Fish Market that will employ local fishermen and preserve the local fishing community
• Continuity of Miami River Walkway extending from 1-95 to NW 15t Street Bridge
• Three (3) plaza and breezeways entries providing "view corridors" to pedestrians and motorists
• Estimated minimum of $750,000 in public streetscape improvements
• Temporary relocation of existing fishermen to nearby area

other demonstrated experience in the successful design, remodeling, renovation and
build -out of a project(s) of similar size and complexity as the project and uses proposed.
