This shall constitute our Letter of Intent in support of our application for a Special Appearance for the release of that Declaration of Restrictions recorded in OR Book 25102, at Page 2137 of the Public Records of Miami -Dade County (see attached copy). Said Declaration was filed in connection to the subject property's rezoning in October, 2006 (Appl LU-2005-08) from R-2 to C-1. The property's current zoning designation, pursuant to Miami 21, is T6-8-O. Based on existing conditions immediately adjacent to and abutting the subject property, the Applicant would like to demolish the existing duplex at the Subject Property and construct apartment housing consistent with the T6-8-O zoning district. The subject property has an existing 14-story apartment building to the west, which faces SW 37th Avenue. There is an existing office building on the south side of the property. To the north, across SW 23rd Terrace, there is a FPL transfer station. The properties to the east of the subject property are zoned and developed T3-O.
