A tie vote of 3 to 3 resulted in a Denial of my request. The denial wa., disheartening to say the least. The intent of the purchase of this property was to re -invest back into this community. I have lived in the South Florida area for 16 years. I have seen this area and community transform as times grew but seen this same community maintains its original historic value and natural intent. This is one of the founding reasons that supported my interest in the purchase of this property and willingness to re -invest back into this community personally and financially. I have been and currently employed by City of Miami Fire Department for over 10 years. I am well equipped with public service experiences and an understanding of the needs of this community. That experience and understanding reflects the need for public service men and women to also live and invest back into the same community they provide public service too. I engaged a licensed Structural Engineer that provided a field assessment of the existing structure. This assessment was Qualified by a signed and sealed report suggesting that majority -to -all inspections activities was recommend to demolish as the structure is unsafe and clearly inhabitable.. This structure is a 2 story wood framed house that was built nearly 100 years ago. Copious amount of cpairs ana replacement neeas to oe done in order to make this house sate and bring up to ZU15 code. The cost to repair/replace damage that was caused by normal deterioration and weather of nearly 100 years and self imposed by the previous owner is cost prohibited. His reckless actions and neglect to get the proper permits and follow code makes it impossible to save this structure. There evident sign and samples of mold in the structure which support the unsafe structure recommendation but also suggest the property atmosphere is environmentally unfriendly for any property owner or family to reside. ALL of the plumbing, electrical, mechanical, windows, doors, roof and metal lath need to be replaces as per the rieia assessment. i ne tounaation, wooa joist, woos members need replacement and or repair. The house will have to be elevated approximately 2 feet in order to comply with FEMA code. With all the code compliance issues and field assessment reports it seems to get the house up to current codes and consistent with all residential life safety codes, I have to aemolish and build a new residence. As part of demolishing and rebuilding on the property I proactively ;seated design renderings of my proposed residential idea to create design features to maintain the historical look and feel of the original community. So much has changed with building codes of a hundred years ago that 1 believe it is unreasonable to be forced to save a property that has no historical significance other than it being more than 50 years old at 1-Vg.Tirne Spring Gardens was registered as historical. 3 out of 6 members agreed that there was no saving this property and I am hoping that the Commissioners will agree. I have a set of plans and a rendering to show that my intent is to conform with the history of Spring Gardens and keep a very simiiar look but using modern material. am respectfully requesting an appeal.
