Subject: A resolution accepting the proposed plat of DERBY SUBDIVISION, located along the North
side of NE 29 Street adjacent to Biscayne Bay.

Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of DERBY SUBDIVISION from Biscayne
Miami Partners LLC, and authorizing the City Manager to execute the related documents for the recordation of
the plat and approving recording the same in the Public Records of Miami -Dade County, Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, office of Zoning, Police, Fire -Rescue, and Solid
Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its
confonnance to the subdivision regulations of Chapter 55, and Miami21 Zoning Regulations. The
Department of Public Works has reviewed the final plat and has determined that it is now in order for
acceptance by the Miami City Commission. The specific intent of this plat is to create one (1) tract of
land for the construction of residential units.
The proposed plat entitled DERBY SUBDIVISION is a subdivision of the property described in the
legal description shown as Attachment 1. The platted area consists of approximately 23,534 square
feet (0.540+ acres) as depicted in Exhibits B and C. This plat was approved under Miami 21 zoning
designation T6-36A-L (Urban Core Zone).

ATTACHMENT 1
That parcel of land lying Easterly of Lot 10 in Block 9 of BROADMOOR ADDITION,
according to the plat thereof recorded in Plat Book 2, at Page 37, of the Public Records of
Miami -Dade County, Florida, more particularly described as follows.
From the Southeast corner of Lot 10, in Block 9 of BROADMOOR ADDITION, run Eastward
along the Southerly line of Block 9, proceed for a distance of 388.00 feet to a Point of
Beginning. From this Point of Beginning run Eastward along the Southerly line of said Block 9,
proceed for a distance of 112.40 feet to a point; thence run Northward along a seawall at
Biscayne Bay for a distance of 100.03 feet to a point in the Northerly line of the Southerly
100.00 feet of said Block 9; thence run Westward along said Northerly line for a distance of
115.00 feet to a point; thence run Southward for a distance of 100.00 feet to the Point of
Beginning.
AND
The East 60.00 feet of the West 690 feet of Lot 10, in Block 9 of BROADMOOR, according to
the plat thereof recorded in Plat Book 2, at Page 37, of the Public Records of Miami -Dade
County, Florida.
AND
The West 60 feet of the East 110 feet of the West 680 feet of Lot 10, in Block 9 of
BROADMOOR, according to the Plat thereof recorded in Plat Book 2, at Page 37, of the Public
Records of Miami -Dade County, Florida.
