Subject: A resolution accepting the proposed plat of HARDING GROVE OAK, located along the West
side of Grove Street between Hardie Avenue and Bonita Avenue.
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of HARDING GROVE OAK from Harding
Oak Grove Properties LLC, and authorizing the City Manager to execute the related documents for the
recordation of the plat and approving recording the same in the Public Records of Miami -Dade County,
Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, office of Zoning, Police, Fire -Rescue, and Solid
Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its
conformance to the subdivision regulations of Chapter 55, and Miami21 Zoning Regulations. The
Department of Public Works has reviewed the final plat and has determined that it is now in order for
acceptance by the Miami City Commission. The specific intent of this plat is to create four (4) lots for
the construction of (4) single family residences.
The proposed plat entitled HARDING GROVE OAK is a replat and a subdivision of the property
described in the legal description shown as Attachment 1. The platted area consists of approximately
24,571 square feet (0.564± acres) as depicted in Exhibits B and C. This plat was approved under
Miami 21 zoning designation T3-R (Sub -Urban Zone) and NCD-3 (Coconut Grove Neighborhood
Conservation District)

A parcel of land in the South one-half of the Southwest quarter of the Southwest quarter of
the Northeast quarter of Section 29, Township 54 South, Range 41 East, located in Dade
County, Florida, and more particularly described as follows:
Beginning at a point 15.0 feet North and 227.0 feet West of the Southeast Corner of the
Southwest quarter of the Southwest quarter of the Northeast quarter of Section 29, Township
54 South, Range 41 East; thence run North a distance of 226 feet to a point which is 15 feet
West of the Northeast corner of Lot 2, Block 4, of AMENDED PLAT OF BONITA PARK, as
recorded in Plat Book 8, at Page 8, of the Public Records of Dade County, Florida; thence run
East along the North boundary line of Lots 2 and 1 of said Block 4, a distance of 115 feet;
thence run South a distance of 226 feet; thence run West a distance of 115 feet to the Point of
Beginning.
