portion of the block bounded by NE 80th Street to the north, Biscayne Blvd to the east,
NE 79th Street to the south, and NE 7TH aVENUE the west.
Location: 622 NE 80th Street.
Net District: Wynwood / Edgewater
Folio #: 01-3207-016-3390. For detailed legal description see exhibit "A"
Total square footage: 6,875 s.f = 0.1583.1 acre

Current Zoning Designation: T5-R (Urban Center Transect Zone- Restricted)
Proposed Zoning Designation: T6-8-O (Urban Core Transect Zone - Open)

URBAN DESIGN FINDINGS AND COMMENTS:
1. The proposed rezoning complies with the successional change as allowed in
Miami 21 Code and involves an extension of an existing transect boundary.
2.-The request need a companion item for land use change to the subject parcel
from "Medium Density -Multifamily Residential" to "Restricted Commercial", to comply
with the Miami Comprehensive Neighborhood Plan (MCNP)

3.- The adjacent perces] to the north and west are designated T6-8-0 (Urban
CoreTransect Zone -Open), the parcel to the east is designated T5-R (Urban Center
Transect Zone -Restricted) and the parcel to the south is designated T5-0 (Urban
Center Transect Zone -Open).
4.- The requested change will be compactible with the area and consistency with the
commercial character along the Biscayne Blvd. corridor
Based on the above findings, the Planning and Zoning Department recommends
Approval of the application as presented.

Mr. Chris Collins offered the following resolution and moved its adoption:
A RESOLUTION OF THE MIAMI PLANNING, ZONING AND APPEALS BOARD
RECOMMENDING APPROVAL TO THE CITY COMMISSION WHICH FA4LED,
CONSTITUTING A DENIAL. AMENDING THE ZONING ATLAS OF ORDINANCE NO. 13114,
AS AMENDED, BY CHANGING THE ZONING CLASSIFICATION FROM "T5-R" URBAN
CENTER - RESTRICTED TO "T6-8-O" URBAN CORE - OPEN, FOR THE PROPERTY
LOCATED AT APPROXIMATELY 622 NORTHEAST 80TH STREET, MIAMI; FLORIDA;
MAKING FINDINGS; CONTAINING A SEVERABILITY CLAUSE; AND PROVIDING FOR AN
EFFECTIVE DATE.
