The undersigned, in consideration of the payment of $1.00 and other good
and valuable consideration, the adequacy and receipt of which is hereby
acknowledged, grant and give to Florida Power & Light Company, its
licensees, agents, successors, and assigns ("FPL"), a non-exclusive
easement forever for the construction, operation and maintenance of
underground electric utility facilities (including cables, conduits, appurtenant
equipment, and appurtenant above ground equipment) to be installed from
time to time; with the right to reconstruct, improve, add to, enlarge, change
the voltage, as well as, the size of and remove such facilities or any of them
within an easement described as follows:

Together with the right to permit FPL to attach wires to any facilities hereunder and lay cable and conduit within the easement
and to operate the same for FPL's communications purposes; the right of ingress and egress to the Easement Area at all
times; the right to clear the land and keep it cleared of all trees, undergrowth and other obstructions within the Easement Area;
to trim and cut and keep trimmed and cut all dead, weak, leaning or dangerous trees or limbs outside of the easement area
which might interfere with or fall upon the lines or systems of communications or power transmission or distribution; and
further grants, to the fullest extent the undersigned has the power to grant, if at all, the rights hereinabove granted on the
Easement Area heretofore described, over, along, under and across the roads, streets or highways adjoining or through said
Easement Area.

— This is not a Survey.
— This site lies in Fractional Section 16, Township 54 South, Range 42 East, Miami —Dade County, Florida.
— Bearings shown hereon were derived from Coordinate values obtained by using differential GPS and are
based on the North American Datum 1983, 2011 adjustment, Florida East Zone.
— Location of Centerline of F.P.L. easement was determined by locating buried electric line as marked by
client and by locating concrete slab for electric transformer.
— Sketch and legal description are valid only when all sheets are combined, forming the complete
document.
— Platted easements if any are not shown.
LEGAL DESCRIP770N:
A strip of land, 6.00 feet In width, being o portion of Fractional Section 16, Township 54
South, Range 42 East, Miami —Dade County, Florida, being located on Virginia Key, City of
Miami, Florida and lying 3.00 feet on each side of the following described Centerline:
COMMENCE at the Northwest Corner of said Fractional Section 16, thence North 89'33'46" East,
along the North Line of said Fractional Section 16, for 1250.00 feet; the following five (5)
courses are along the boundary line of the Virginia Key Sewerage Treatment Plant Parcel, as
described in Official Records Book 9001 at Pages 1426, 1430 and 1437 of the Public Records
of Miami —Dade County Florida; thence: (1) North 0026'16" West, for 160.00 feet; (2) North
89'33'46" East, for 2200.00 feet; (3) South 0026'12" East, for 1200.00 feet; (4) North
89 33'46" East, for 5.00 feet; (5) South 00'26'18" East, for 1020.07 feet to a one (1) inch
iron pipe without identification; thence departing said boundary line North 53'37'49" East, for
51.89 feet to the POINT OF BEGINNING of the herein described Centerline; thence North
