STREET CLOSURE
REQUEST: Pursuant to Section 55-15 (c) of the Miami City Code, the applicant proposes the
closing, vacating, abandoning and discontinuing for public use a street.
PROJECT ADDRESS: A portion of Southwest 7th Terrace lying west of Southwest 8th Avenue

FINDINGS AND COMMENTS:
1. Southwest 7th Terrace from Southwest 8th Avenue to approximately 188 feet west of
Southwest 8th Avenue is an existing "dead end" roadway with no turn -around area at its
end. Random parking occurs on the public right-of-way and vehicles exiting the roadway
conflict with traffic on the adjacent avenue. The closure and vacation of this street will
reduce traffic conflicts at its intersection with Southwest 8th Avenue, a federal highway
under FDOT jurisdiction, and reduce conflicts with turning
2. The street is being used solely for the access benefit of the abutting property. The
general public, police, fire and service vehicles do not utilize the street to serve
properties outside the limits of the tentative plat.
3. The closure and vacation of the street allows the property to be joined creating two tracts
that provide full access for police, fire and service vehicles on two (2) sides of each tract.
There is no adverse effect on the ability to provide such service to the proposed tract of
land and the surrounding neighborhood.
4. The street right—of-way will be fully dedicated surrounding the proposed tracts allowing
for continuous pedestrian sidewalks. Traffic conflicts at its intersection with Southwest
8th Avenue are reduced, thereby improving motorist safety and improving traffic flow.
The dedication of the right-of-way, including corner radiuses, will allow the property to be
developed to enhance pedestrian traffic circulation.

5. The Plat and Street Committee members voted to recommend seven (7) in favor and
zero (0) in denial of this street closure request.
6. The street closure is consistent with the goals, objectives and policies of the Miami
Comprehensive Neighborhood Plan (MCNP). The street closure will promote and
facilitate cohesive development, economic growth and revitalization of the Tots that it
abuts.
Based on the above findings, the Planning and Zoning Department recommends Approval of
the request

ADDITION TO CITY OF MIAMI, according to the Plat thereof, recorded in Plat Book "B",
at Page 160, of the Public Records of Miami -Dade County, Florida which lies West of
the Northerly prolongation of the West line of the East 11 feet of the aforementioned Lot
8.
This Exhibit consists of 2 pages and each page shall not be considered full, valid and
