As an independent public agency charged with growing, strengthening and
promoting Downtown Miami, the Miami Downtown Development Authority (DDA)
welcomes you and your project — One15 — to Downtown.
One15 will join and complement a growing Downtown core that is quickly evolving
into a vibrant and thriving 24/7 live, work, play destination. The project's
residential and retail focus will help to implement key objectives of our 2025
Downtown Miami Master Plan, as well as our Downtown Miami Development of
Regional Impact (DRI), by enlivening our streets at night and allowing people to live
closer to their jobs, thereby encouraging alternative modes of transportation, such
as walking, biking and transit.
The project is situated near a host of existing amenities, such as the Metromover,
Metrorail, Flagler Street shopping district, Olympia Theater, and Miami -Dade
Cultural Center. These are soon to be joined by additional amenities and projects
within close proximity, such as the All Aboard Florida passenger rail service to
Orlando, MiamiCentral Station mixed -use development, Flagler Streetscape project,
and a Whole Foods Market already nearing completion, not to mention many other
amenities and projects within an easy walk or short Metromover ride from the site.
We are excited that you have picked Downtown Miami as the place for your

My name is Abe Franco and I am the president of 110 East Flagler Street, Inc., the owner
of the property located at 110 East Flagler Street, Miami, Florida. The purpose of this
correspondence is to advise you that I have reviewed the Applicant's request for a variance of
the upper -level setback and 1 support the request. The proposed building is compatible with our
building and the proposed variance is reasonable given the underlying site constraints.

My name is Eddie Padilla and I am the Executive Director of the
Downtown Miami Partnership (DMP), an organization dedicated to the
public benefit of Downtown for over 35 years. I have reviewed the
applicant's request for a variance of the upper -level setback and 1
support their request. The proposed building is compatible with the
neighborhood and would be a positive addition to our Central Business
District.
We believe projects like these helps us to create a dynamic, livable and
walk -able downtown.
Based on the applicant's request for the variance, I feel it is appropriate
and should be approved.
