A RESOLUTION OF THE CITY OF MIAMI COMMISSION, WITH ATTACHMENT(S),
AUTHORIZING THE CITY MANAGER TO EXECUTE A LEASE AGREEMENT
("LEASE"), IN SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE CITY OF
MIAMI ("CITY") AND GOLDEN SANDS ALLAPATTAH CORPORATION, FOR THE
USE OF APPROXIMATELY 9.000 SQUARE FEET OF PROPERTY LOCATED
WITHIN THE CITY LIMITS, FOR THE PURPOSE OF PROVIDING OFFICE SPACE
FOR THE INTERNAL AFFAIRS DIVISION OF THE CITY POLICE DEPARTMENT,
WITH A MONTHLY FEE OF $11,205.00 ($14.94 PER SQUARE FOOT), FOR THE
PERIOD OF THREE (3) YEARS, WITH TWO (2) ADDITIONAL ONE (1) YEAR
OPTIONS; ALLOCATING FUNDS FROM THE CITY POLICE DEPARTMENT'S
BUDGET, WITH TERMS AND CONDITIONS AS MORE SPECIFICALLY SET FORTH
IN SAID LEASE.
WHEREAS, pursuant to Resolution No. 10-0053, adopted February 11, 2010, the City of Miami
Commission authorized the City Manager to enter into a lease agreement ("Agreement") with Golden
Sands Allapattah Corporation ("Lessor"), for the use of 9,000 square feet of office space located at
1313 Northwest 36th Street, Miami, Florida ("Property"); and
WHEREAS, the City of Miami ("City") Police Department's Internal Affairs Division has a continued
need to use the office space on the Property; and
WHEREAS, the Agreement has expired, and the Internal Affairs Division of the City Police
Department wishes to pursue a new lease agreement ("Lease") for the Property with the Lessor; and
WHEREAS, the City and the Lessor wish to enter into this Lease for a period of three (3) years,
with the option to renew for two (2) successive terms of one (1) year each, subject to the rent
increases provided for in Section 4 of the Lease;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by
reference and incorporated as fully set forth in this Section.
Section 2. The City Manager is authorized{1} to execute a Lease, in substantially the attached
form, between the City and the Lessor, for the use of approximately 9,000 square feet of office space
at the Property, for the purpose of providing office space for the Internal Affairs Division of the City
Police Department, with a monthly fee of $11,205.00 ($14.94 per square foot), for a period of three (3)
years with two (2) additional one (1) year options, with funds allocated from the City Police
Department's budget, with terms and conditions as more specifically set forth in said Lease.
Section 3. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor. {2}

Footnotes:
{1} The herein authorization is further subject to compliance with all requirements that may be
imposed by the City Attorney, including but not limited to those prescribed by applicable City
Charter and Code provisions.
{2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten (10)
calendar days from the date it was passed and adopted. If the Mayor vetoes this Resolution, it
shall become effective immediately upon override of the veto by the City Commission.
