change. So we made it clear that we were

concerned that the minor tweaks, sort of
3
around the edges, might not be enough
4
really to make it an appropriate project.

That being said, we offered specific
6
commentary about the elements of the
7
original proposal that were most
8
concerning to us, which were the height,
9
you know, too much glass, the materials
10
that we felt were inappropriate. We were
11
asked to make alternate suggestions. That
12
being said, we're not architects, so we're
13
not really qualified to do a lot of that,
14
but certainly we commented on some of the
15
concerns we had.

A lot of these concerns overlapped
17
with the concerns expressed by the
18
historic preservation officer, but we did
19
-- we do remain very concerned about the
20
45th Street entrance. The existing -- the
21
existing lots only have a single curb cut,
22
and that's only on the property that faces
23
Northeast 2nd Avenue.

you all reviewed the first time.

BOARD MEMBER LEWIS: The fact that

you're matching the frontage of property
4
to the north certainly makes sense to me,
5
but the neighbors or the neighborhood
6
association is not keen on that. And I
7
wondered whether --

MR. KARP: Let me just --

BOARD MEMBER LEWIS: What explanation
10
had you given them.

MR. KARP: There's two. There's two.

Number 1 is, we meet the setbacks on 45th
13
and everywhere else. And also you can see
14
in the design, specifically on page A-2,
15
what we did is we maximized the setback to
16
the west. And so by being able to pull
17
the building, if you will, more towards
18
2nd to match the line of the neighboring
19
buildings, we were able to also provide
20
substantially more setback on our west
21
side, which is also kind of nice, because
22
the west rear, if you will, where we do
23
have a two-story apartment building right
24
immediately adjacent to us, the required
25
setback, if the rear or west is five feet,
