Through unity of title they would like to create a "unified campus". For the following reason we are opposing a preschool of 49 children: 1. The size of the usable car -way on the properties is far too small to accommodate the pick- up/drop-off of 49 children — an on -site review shows clearly that while 7 small cars could be squeezed onto the lots, both that number and the expansion to 49 children is clearly inappropriate for the limited location. 2. City Clerk PETITION OPPOSING AN EXCEPTION APPLICATION To: City of Miami Mayor and Commissioners Zoning Case Number: 14-00084x We, the undersigned owners and residents of property that would be impacted, strongly oppose the approval of the requested Exception to allow a Pre -School for the properties located at 2475 and 2485 SW 22 Avenue, Miami, Florida. The applicant seeks to change the use of the existing child day care to a pre-school and expand the operation to the abutting property located at 2475 SW 22nd Avenue increasing the number of children from twenty (20) to forty-nine (49). Through unity of title they would like to create a "unified campus". For the following reason we are opposing a preschool of 49 children: I. The size of the usable car -way on the properties is far too small to accommodate the pick- up/drop-off of 49 children — an on -site review shows clearly that while 7 small cars could be squeezed onto the Lots, both that number and the expansion to 49 children is clearly inappropriate for the limited location. 2. Because of the above mentioned limitations, pick-up/drop-off will have to take place on 22 Avenue blocking 1 of 2 northbound lanes. The cars in line will likely use 24 Terrace or 25 Street, blocking traffic entirely, as well as the driveway. 3. The surrounding neighborhood properties will suffer a reduction in their quality of life and property values. 4. This is not an urgent need in this well -established residential neighborhood. The applicant seeks to change the use of the existing child day care to a pre-school and expand the operation to the abutting property located at 2475 SW 22nd Avenue increasing the number of children from twenty (20) to forty-nine (49), Through unity of title they would like to create a "unified campus". For the following reason we are opposing a preschool of 49 children: 1. The size of the usable car -way on the properties is far too small to accommodate the pick- up/drop-off.of 49 children — an on -site review shows clearly that while 7 small cars could be squeezed onto the lots, both that number and the expansion to 49 children is clearly inappropriate for the limited location.
