BACKGROUND INFORMATION
A condition of the development of the Crimson Tower project, located on NE 27 Street at Biscayne Bay,
and the Icon Bay project, located on NE 28 Street at Biscayne Bay, is the provision of a public
"Baywalk" and linear park fronting the Biscayne Bay inlet between NE 27 Street and NE 29 Street. Both
of these projects require re -platting to close and vacate portions of street and alley right of way. As a
condition of tentative plat approval, the City of Miami Plat and Street Committee has required the
Crimson Tower project to provide a public access easement on the Crimson Tower property to provide a
connection and continuous access for the general public between NE 27 Street, NE 27 Terrace Alley, the
"Baywalk" and the linear park located along the bayfront. This condition is also reflected in the Garden
Park on the Bay (Icon Bay) tentative plat approval.
The developers of the Crimson Tower project, Alpine Estates, LLC, have proffered to grant to the City
and the public a non-exclusive 20 foot wide public access easement with a vertical clearance of 28 feet
in, over, upon, across and through a portion of the Crimson Tower property located at approximately
527 NE 27 Street. This easement will provide a connection and continuous public access from NE 27
Street to NE 27 Terrace Alley, the `Baywalk" and the linear park. The attached Resolution accepts the
Grant of Public Access Easement and authorizes the City Manager to execute the said easement.
