BILTMORE according to the plat thereof as recorded in Plat Book 6, at Page 132,
together with the alley as shown in AMENDED PLAT OF A PORTION OF BLOCK 10 OF
BILTMORE SUBDIVISION AND A PORTION OF BLOCK 1 OF THE AMENDED PLAT OF
COMMERCIAL BILTMORE SUBDIVISION according to the plat thereof as recorded in Plat Book
45, at Page 55, of the Public Records of Miami —Dade County, Florida, being more
particularly described os follows:
BEGINNING at the Northwest corner of Lot 3, as shown in AMENDED PLAT OF A PORTION
OF BLOCK 10 OF BILTMORE SUBDIVISION AND A PORTION OF BLOCK 1 OF THE AMENDED
PLAT OF COMMERCIAL BILTMORE SUBDIVISION, according to the plat thereof as recorded in
Plat Book 45, at Page 55 of the Public Records of Miami —Dade County, Florida, the said
point being on the Northerly Right of Way line of Northeast 41st Street; THENCE South
00°00'50" West, along the West line of said Lot 3, for a distance of 117.22 feet to a
point on the North Line of Block 1, as shown in AMENDED PLAT OF COMMERCIAL
BILTMORE, according to the plat thereof as recorded in Plat Book 6, at Page 132 of the
Public Records of Miami —Dade County, Florida; THENCE South 89°59'47" West along North
line of said Block 1, for a distance 206.96 feet; THENCE North 001;10'39" East, a distance
of 12.00 feet to a point on the South line of Block 10 as shown in BILTMORE, according
to the plat thereof as recorded in Plat Book 6, page 67, of the Public Records of
Miami —Dade County, Florida; THENCE North 89°59'47" East along the South line of said
Block 10, for a distance of 174.97 to a point of curvature with a circular curve concave
to the Northwest, having a central angle of 89'58'58" and a radius of 20.00 feet;
THENCE Southeasterly and northeasterly along the arc of said curve, a distance of 31.41
feet to a point of tangency; THENCE North 00°00'50" East, a distance of 85.23 feet to a
point on the North line of said Block 10; THENCE South 89°59'54 East, a distance of
12.00 feet to the Point of Beginning.
