Subject: A resolution accepting the proposed plat of CHARIFF SUBDIVISION, located between NE 2
Avenue and F.E.C. Rail Road Right of Way, along the South side of State Road 112, North of NE 36
Street.
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of CHARIFF SUBDIVISION from 3625
Design District LLC, and authorizing the City Manager to execute the related documents for the recordation of
the plat and approving recording the same in the Public Records of Miami -Dade County, Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning and Zoning, Building, Police, Fire -Rescue, General Service
Administration, and Solid Waste, with representation of the Law Department, has reviewed the
Tentative Plat and determined its conformance to the subdivision regulations of Chapter 55, and
Miami21 Zoning Regulations. The Department of Public Works has reviewed the final plat and has
determined that it is now in order for acceptance by the Miami City Commission. The specific intent
of this plat is to create one tract, and construct a commercial development.
The proposed plat entitled CHARIFF SUBDIVISION is a subdivision of the property described in the
legal description shown as Attachment 1. The platted area consists of approximately 3,672 square feet
(0.084± acres) as depicted in Exhibits B and C. This plat was approved under zoning designation T6-
12-0 (Urban Core Zone).

LEGAL DESCRIPTION:
Lot 44, of BUENA VISTA BISCAYNE BADGER CLUB COMPANY, according to the Plat
thereof, as recorded in Plat Book 1, Page 115, of the Public Records of Miami -Dade
County, Florida.
Less and except that portion thereof taken by the State Road Department of Florida
pursuant to Order of Taking recorded in Book 1866, Page 182, and that portion thereof
taken by the State of Florida Department of Transportation pursuant to Order of Taking
recorded in Book 17501, Page 3530, all of the Public Records of Miami -Dade County,
Florida.
AND
Commencing at a point fifteen (15) feet due East and one hundred fifty-four (154) feet
North of the Southwest Corner of Section 19, Township 53 South, Range 42 East for a
place of beginning; thence run North Sixty-one (61) feet more or less; thence run East
Eighty-one (81) feet, more or less, to the right of way of the Florida East Coast Railway
Company; thence Southerly along said right of way Sixty-one (61) feet more or less, to
a point due East of the Place of Beginning; thenpe run West to the Point of Beginning.
Less and except that portion thereof conveyed to the City of Miami by Deed recorded in
Deed Book 1274, Page 172, of the Public Records of Miami -Dade County, Florida.
And less and except any portion of said parcels lying within the right of way for NE 2nd
Avenue.
