Dear Ms. Tarbert:
I am writing this letter on behalf of the Wynwood Business Improvement Districts Board of Directors which represent over
400 Properties in the Wynwood Area. At the Boards regularly scheduled meeting on February 26, 2014 a motion was
brought to the floor regarding an application by Wynwood 250 LLC. Regarding this application, the board supports and
understands the need and importance of this re -zoning. The additional density sought by the Wynwood LLC (Applicant)
will further economic activity and incentivize residential development to improve the balance of use necessary to create a
truly mixed use neighborhood in the District. This property will positively impact future developments in Wynwood.
Wynwood 250, LLC was founded to create boutique live/work developments within urban infill sites of emerging
neighborhoods like Wynwood.
he 250 Wynwood development (at 250 NW 24th Street) consists of an 11 unit mixed -used condominium building, which is
currently in the permitting process with the City. It was designed by New York architect Laith Sayigh in collobaration with
local gallerist and Art Basel exhibitor Anthony Spinello in a manner which will help to set a high standard for any new
construction in the future. Approval of this application will help resolve unanticipated obstacles to the implementation of
Work/Live Zoning under Miami 21.
A 2nd phase is being considered for the 230 & 234 NW 24th Street, pending the positive approval of this application. This
2nd phase would consist of a higher quantity of smaller sized apartments, which would offer more affordability for young
families, entrepreneurs and creative individuals who need new options to live and work in Wynwood.
We believe the proposed land use and zoning change are compatible with the surrounding neighborhood. The Wynwood
Business Improvement District fully support these initiatives.
