For detailed legal description see exhibit "A" Total square footage: 25,709 sq.ft = 0.590 ± acre ZONING DESIGNATION: Current Zoning Designation: T3-L (Sub -Urban Transect Zone - Limited) Proposed Zoning Designation: T4-L (General Urban Transect Zone - Limited) LAND USE CLASSIFICATION: Is the proposed zoning designation compatible with the MCNP-FLUM: El Yes ® No Current Future Land Use category: Duplex - Residential Required Future Land Use category: Low Density Restricted Commercial URBAN DESIGN FINDINGS AND COMMENTS: 1. The proposed rezoning of the subject properties complies with the technical requirements of Miami 21 Code in regard to successional zoning, and frontage length on one street. 2.- The applicant intent is to rezone in order to legalize a current surface parking lot and continue to operate it as part of the lot to the east, in the same matter it has been operating for the past several years, through a covenant. 3.- The above mentioned covenant also proposes to limit the rezoned property to all uses permitted under T3 and only surface parking under the T4-L. File ID#: 06-01026zc Date: 12/14/06 Resolution: 12872 Zoning Change: From "R-2" Two -Family Residential to "R-2" Two -Family Residential with an "SD-12" Buffer Overlay District. "SD-12" Buffer Overlay District" on Zoning Ordinance 11000 was the instrument to allow surface parking to serve the abutting district. 4.- The proposed zoning classification will be consistent with the current surface parking use. Based on the above findings, the Planning and Zoning Department recommends Approval of the application as presented.
