Director City Manager Page 1 of 2 1/24/*1- Background Information: Southeast 1st Street between Southeast 1st Avenue and Southeast 2nd Avenue and Southeast 2nd Avenue between East Flagler Street and Southeast 1st Street were originally dedicated as 50 foot wide roadways. Several historic buildings, including the "City National Bank", "Royalton", "Olympia", "Ingraham" and "Walgreen Drug" have been constructed to the original 50 foot roadway right of way line. The zoned street width of these roadways were subsequently increased to 75 feet wide and 70 foot wide respectively but the north side of Southeast 1st Street and both sides of Southeast 2nd Avenue have not been dedicated or developed to the 75 foot and 70 foot widths. The physical location of the historic buildings preclude roadway widening. To continue the protection of the existing historic buildings compatible with new in -fill development now being realized in the area, a reduction in the zoned street width to the original dedicated street width along the north side of Southeast 1st Street between Southeast 1st Avenue and Southeast 2nd Avenue and along both sides of Southeast 2nd Avenue between East Flagler Street and Southeast 1st Street is warranted. To provide for enhanced pedestrian comfort and convenience, a perpetual sidewalk easement with wide sidewalks will be required of new in -fill development along the north side of Southeast 1st Street. The Public Works Department's review of these transportation corridors reveal that the current developed roadways adequately serve the vehicular transportation needs of the public and permits the continued protection of the historic buildings. The current alignment of the vehicular travel lanes will not change if the Ordinance is adopted. The Departments of Police, Fire -Rescue and Solid Waste have been notified of the proposed reduction of the zoned width of these right of ways. Page 2 of 2
