Mr. Carlos Campos who is representing Ventura 26, LLC in this Issue met with Mr. Leonard J. Helmers,
P.E. today January 16, 2014 and he recommended that we speak directly with the Director of Public
Works to explain the problem with the 90 plus year old easement that has never been used on the
property and the time Issue.
We are in need of your help in order to expedite the abandonment of easement so that we can close
on the property. We became aware of this easement issue only recently and unfortunately we do not
have the time to wait until February 23. We are at risk of losing our $100,000 deposit and approximately
$700,000 of the funds that we have identified on this property from a 1031 exchange. In addition the
bank is informing us that they cannot wait any longer in order to provide the necessary funding.
We would like for you to consider meeting with Mr. Campos so he can personally explain the urgency
on this matter, as well as providing you with the City of Miami attorney recommendation of removal of
the easement, etc.
