Pursuant to Section 55-15 (c) of the Miami City Code, the Planning Department has reviewed the proposed public right-of-way vacation and closure to determine whether it is in the public interest, or whether the general public would benefit from the vacation of the right-of-way. The following findings have been made: • The alley is not used by the general public. The proposed mixed use project planned for this site will enhance the neighborhood. • The alley is currently not used by the general public, Police, Fire -Rescue or other emergency vehicles. • There will be no adverse affect on the ability to provide emergency and service vehicle access to the site. Access to the site is available from three sides. • The alley is not part of the neighborhood vehicular or pedestrian circulation system. The new development proposed for the site will enhance and widen the sidewalk and provide shade trees around the perimeter of the site. The project eliminates prior non-standard parking that inhibited flow of pedestrian traffic on the sidewalks, • The Plat and Street Committee members voted 4 in favor and 1 in denial of this alley closure and vacation request. Based on these findings, the Planning and Zoning Department recommends approval of the request. SW 2ND TER 1111111111111 1 SW 3RD ST 1111 111 SW 4TH ST MIAMI 21 MAP T4-L!
